Here's what nobody's telling you.
Last week the Reserve Bank lifted the cash rate for the first time in three years.
But here's the thing — if you're on a fixed rate, this hike already happened to you months ago. Two-year rates crept up from around 4.5% to 5.2% well before the announcement. The market saw it coming. The banks saw it coming.
What's more interesting: when the OCR was falling, most banks quietly held back some of those cuts from floating customers. This time? They passed the full increase on within days. Funny how that works.
If you're floating right now, you're paying a premium for flexibility you might not even be using. Six-month and one-year fixed rates are currently sitting below floating.
If your fixed term is coming up in the next 3–6 months, the term you pick matters more now than it has in years. More small rises are expected before Christmas.

When the bank assesses you, they don't use the rate you'll actually pay. They use a higher "test rate" to check you'd still cope if rates climbed. At the moment most are testing around 7%, even if the rate you'd really be on is closer to 5.5–6%.
So a knock-back often isn't about your income at all. It's that made-up higher number.
And here's the part that matters: every bank sets its own test rate, and they're not the same. One saying no doesn't mean the next one will.
If you've been declined, or approved for a lot less than you hoped, message me. Could just be the wrong lender for your situation.
