The Reserve Bank of New Zealand has announced its latest update, increasing the Official Cash Rate to 2.75%.

If you’re currently paying off a mortgage or house hunting, back-to-back rate movements mean it’s time to take a fresh look at your setup. When the OCR goes up, lenders typically adjust their interest rates in response. For existing mortgage holders, that can mean higher repayments when your rate rolls over and for buyers hunting in the property market, it can reshape your borrowing capacity.

Movement in the market is a standard part of the cycle, so there’s no need to feel uneasy. Managing an upward rate shift simply comes down to good preparation and having a plan tailored to your financial goals.

Whether you need to review a fixed rate expiring soon or want to check how this impacts your buying budget, getting proactive with your numbers is the best next step. Let’s get your strategy sorted early.

Seen a property you love but it's listed as a private sale? Private sales (also known as private treaty) can offer some real savings, but they come with their own challenges too, especially when it comes to arranging your finance.

In this week's update, I walk you through what you need to know to secure finance for a private sale, including:

• Why pre-approval matters even more when there's no agent involved

• How property valuations work in a private sale

• The due diligence steps that protect you as a buyer

• Common pitfalls, like overvaluation and incomplete disclosure

Private sales open up some great opportunities, but they do require a bit more legwork on your part.

Borrowing power is one of those numbers a lot of people think they know, but haven't actually checked recently.

It shifts with your income, living expenses, existing debts, and interest rates. With rates sitting higher than they were a couple of years ago, your borrowing capacity might look quite different today compared to what you expected.

Getting a clear picture of your actual baseline numbers is simply step one before you start looking at properties or making big financial plans.

Feel free to send a direct message if you ever want to check where your baseline sits in today's market.

Serviceability is simply the bank testing your home loan against a higher test rate. They aren't just looking at whether you can afford the repayments today, they are checking that you will still be comfortably paying it off if interest rates shift down the track.

It can feel like a tough hurdle when you are applying for a home loan, but it is really just designed to protect you and make sure your mortgage remains manageable long-term.

Buying your first home does not mean doing it entirely on your own strength. Many first-home buyers do not realise that banks often allow you to factor in income from a future boarder or flatmate when assessing your mortgage application.

Including boarder income can boost your overall borrowing power and bring your target property within reach much faster.

Reach out to find out how flatmate income can help you qualify for your mortgage.

With over 28,000 properties currently listed for sale across New Zealand, the property market is giving buyers plenty of breathing room.

According to the latest data from Cotality, total stock levels remain high across the country, keeping the negotiating power firmly in the hands of buyers.

Instead of feeling pressured to make quick decisions, you have time on your side. That means extra space to organise thorough building inspections, sort out your finance conditions properly, and negotiate on price with confidence.

When property choices are high, patience and thorough prep work are your best advantages.

Separation is never easy, and working out what happens to your mortgage can make an already difficult time feel even more overwhelming.

In this week's update, I cover some of the key things to consider, including how property is typically divided in New Zealand, who is responsible for mortgage repayments, and the options available if one person wants to keep the home or if selling is the better path forward.

If you or someone you know is navigating a separation, understanding your options early can help you make informed decisions for the future.
