Applying for a mortgage can feel intimidating if youโ€™ve never been through the process before. But trust us: when you work with a professional mortgage adviser, there are PLENTY of things in life that are waaay more nerve-racking than getting a home loan.

Like...

๐Ÿ›’ The supermarket self-checkout announcing "Unexpected item in the bagging area" when you've done absolutely nothing wrong.

๐Ÿš— Parallel parking while someone waits patiently behind you (and somehow an audience appears out of nowhere).

๐Ÿ’ก Opening your power bill in the middle of winter.

๐Ÿช› Realising your "easy to assemble" flatpack furniture came with 147 screws... and one mysterious piece left over.

๐Ÿ“ฑ Accidentally opening your front-facing camera.

Applying for a mortgage doesn't have to make that list.

At The Mortgage Girls, we'll guide you through the process, explain everything in non-nonsense terms, and do the hard work behind the scenes so you can focus on the exciting part:

Finding a place to call home ๐Ÿก๐Ÿ’œ

A big CONGRATULATIONS to our fabulous team member, Ella, who is enjoying her very first day as a qualified Mortgage Adviser today ๐Ÿฅณ We couldn't be more excited to celebrate this milestone with her!

Over the past year, many of you may have spoken with Ella while she completed her training. Before joining our team, she gained valuable experience in the Australian mortgage industry, working with one of Australia's largest mortgage brokerages.

Originally from Cambridge, Ella has since made Christchurch home, recently purchasing a house with her partner, Josh... so she knows firsthand just how exciting (and sometimes overwhelming!) the home-buying journey can be.

Outside the office, you'll usually find her training for her next challenge. From completing the Queenstown Lake Whakatipu 4km swim to taking on Ironman 70.3 Taupล in 2027, she's no stranger to dedication, determination and working towards big goals: qualities we know she'll bring to every client she works with.

Whether you're buying your first home, purchasing your next property, or looking to build your wealth through property, Ella is passionate about helping people achieve their goals and making the lending process as smooth and stress-free as possible.

Please join us in congratulating Ella on this exciting new chapter! ๐Ÿ‘๐Ÿก๐Ÿ’œ

The Reserve Bank recently increased the Official Cash Rate (OCR) from 2.25% to 2.50%.

While headlines about interest rates can put every homeowner on the edge of their seat, the good news is that the impact on mortgage lending rates has been fairly modest so far.

If itโ€™s in your budget, now could be a great time to consider paying a little extra off your home loan.

Even small additional repayments can help reduce your loan balance faster, and create a financial buffer if interest rates increase down the track. And there's no need to stretch yourself too thin!

The key is to make repayments that are comfortable and sustainable for you. Consistency is what makes the biggest difference over time ๐Ÿ†

Think of it as doing your future self a favour. A little extra now could mean more flexibility, less interest paid overall, and greater peace of mind later.

Not sure whether making extra repayments is the right move for your situation? We'd love to chat and help you explore your options!

Thinking about buying a home? Before you start booking viewings and planning where the couch will go, there are a few simple steps that can help put you in a stronger position when it comes time to apply for a mortgage.

Here's your pre-application checklist:

โœ… Know Your Budget
It's easy to fall in love with a property that's outside your price range. Understanding what you can realistically afford before you start house hunting can save a lot of disappointment later.

โœ… Review Your Spending Habits
Lenders will often look at your recent bank statements, so now is a great time to get on top of your finances. Reducing unnecessary spending and avoiding new debt can help strengthen your application.

โœ… Check Your Deposit
Whether your deposit is coming from savings, KiwiSaver, a gift from family, or a combination of sources, it's important to understand how much you have available and what lending options may be open to you.

โœ… Gather Your Documents
Having paperwork ready can make the process much smoother. Common documents include proof of income, identification, bank statements, KiwiSaver information, and details of any existing debts.

โœ… Talk To A Mortgage Adviser Early
One of the biggest mistakes first-home buyers make is waiting until they've found a property before seeking advice. Speaking with a mortgage adviser early can help you understand your options, identify any hurdles, and create a plan to achieve your goals.

โœจ Bonus Tip:
Avoid making major financial changes before applying for a mortgage. New loans, credit cards, or large purchases can sometimes affect your borrowing position.

The more prepared you are, the smoother your home-buying journey is likely to be. If you're wondering where to start, The Mortgage Girls are here to guide you through the process and answer any questions along the way.

If you've spent any time scrolling property listings lately, you've probably started noticing a few recurring themes...

How many can you tick off? ๐Ÿ˜‚

The truth is, most first homes aren't perfectโ€ฆ and they don't need to be.

For many buyers, a starter home is exactly that: a starting point. A place to build equity, create memories, and take that exciting first step onto the property ladder.

So, if your dream home currently features dated wallpaper, questionable paint choices, or a driveway that requires low gear, don't panic. Every homeowner starts somewhere!

How many squares can you tick off? Let us know in the comments. ๐Ÿ‘‡

And if you're ready to start hunting for your own slice of Kiwi real estate, The Mortgage Girls are here to help make it happen.

If you've been dreaming about owning your own home but keep telling yourself, "Maybe one day", this post is for you ๐Ÿซต

One of the biggest barriers we see isn't income, debt, or deposits. It's misinformation.

Many aspiring homeowners assume they won't qualify for a mortgage, when in reality they may be much closer than they think.

Let's bust a few common myths:

โŒ "I don't earn enough."
Many people are surprised by what they can borrow. Lenders look at a range of factors, including your income, expenses, debts, and overall financial position. You don't necessarily need a six-figure salary to buy your first home.

โŒ "I need a 20% deposit."
While a larger deposit can provide more options, many first-home buyers enter the market with less than 20%. Depending on your circumstances, there may be lending options available that require a smaller deposit.

โŒ "I have student debt."
Having a student loan doesn't automatically stop you from getting a mortgage. It's a very common situation for first-home buyers. Lenders will take your repayments into account, but plenty of Kiwis purchase their first home while still paying off student debt.

โŒ "I'm self-employed, so I won't get approved."
Self-employed borrowers can absolutely get home loans. The process may look a little different, and lenders may require additional documentation, but being your own boss doesn't mean home ownership is out of reach.

โœจ The truth is, every situation is different.

The only way to know what's possible is to have a conversation with someone who can assess your individual circumstances and explain your options.

At The Mortgage Girls, we love helping people separate fact from fiction and create a plan towards achieving their home ownership goals.

You might be closer than you think.
