In wealth creation, timing matters.

Work ahead of the curve—cash out 3–6 months before you need funds and buy when markets soften.

For developers, that means moving residual stock before the market corrects, preserving liquidity, and positioning yourself to acquire the next block when prices and competition are lower.

🚗 The cheapest car loan rate may not actually be the cheapest car finance.

Sounds contradictory? It isn't.

When buying a car, it’s easy to focus on one number — the interest rate. But a low advertised rate doesn't necessarily tell you what the finance will really mean for your pocket.

Your monthly repayment is what affects your household cash flow.

The loan amount, term, fees, deposit and balloon payment can all influence what you pay each month — and what the car ultimately costs you.

A low rate with repayments that stretch your monthly budget may not be the right structure. Equally, an attractive low monthly repayment could hide a longer loan term, higher overall cost or a substantial balloon payment at the end.

At FinKonsel, we believe car finance should be compared on the complete picture:

✔️ How much will I pay each month?
✔️ What is the total cost of the finance?
✔️ How long am I committed for?
✔️ Is there a balloon payment at the end?
✔️ And, of course, what is the interest rate?

A cheap rate is only one part of a good deal. The right finance is the one structured around your circumstances.

Thinking of buying your next car?

I believe a well-bought commercial property can be a better investment than residential property.
But I also believe commercial property is not for everyone.
Earlier this week, a client came into my office for his tax returns. Our conversation moved from tax to property, investment strategy and lending.
What surprised him was how differently commercial property needs to be assessed.
🏢 The suburb alone doesn't determine performance.
Two seemingly similar commercial properties in the same suburb can have very different vacancy rates, tenant demand and long-term prospects.
With commercial property, you aren't simply buying an "office in Parramatta". You're buying a specific asset, in a specific building, competing for a specific type of tenant.
🛍️ The tenant can be almost as important as the property.
Some lenders are cautious about certain retail assets and may restrict their LVRs.
However, a strong tenant, a quality lease and a good location can significantly change the risk profile of the property — both for an investor and potentially for a lender.
🏭 Past performance doesn't guarantee tomorrow's opportunity.
Industrial and warehouse properties have performed exceptionally well in recent years.
But increasing supply in some markets means investors buying today should be thinking about future vacancy, competing stock and tenant demand — not simply what the sector delivered over the last few years.
📈 Yield isn't the whole return.

For me, a successful property investment needs to be considered through two lenses:

Income + Capital Growth

A high yield may look attractive today, but what happens when the lease expires?

How easily can the property be re-leased?
What will future tenants be prepared to pay?
And will another investor want to buy that property in 5 or 10 years?

A well-selected commercial property has the potential to deliver both strong income and capital growth.

And perhaps this is the most important point:

There may be plenty of commercial properties — but genuinely good commercial investment properties are much harder to find.

Once you start looking for the right combination of:
✓ Location
✓ Asset quality
✓ Tenant
✓ Lease terms
✓ Rental sustainability
✓ Future tenant demand
✓ Financeability
✓ Purchase price
…the pool becomes considerably smaller.

As a mortgage broker, my role is to arrange the right finance for my client.
But finance should come after understanding what you're buying.

My suggestion?
-Don't buy commercial property because a friend bought one.
-And don't buy it simply because someone told you commercial is better than residential.
-Understand the asset. -Understand the tenant. -Understand the lease. -Understand the vacancy risk.
-Understand the finance.

Then do your due diligence.
Because in commercial property, the difference between a great investment and an expensive mistake can often come down to what you bought — not simply how much you paid for it.
