Can you tell what's actually standard in this kitchen and what's an extra? πŸ€”

Let's break it down. Stone benchtops, standard. Medium tile splashback, standard. 90cm appliances, standard. Overhead cupboard above the fridge recess, standard. 31 course high ceilings, standard. Flooring, standard.

But here's where it gets interesting. That light? Easy add-on. That other light? Also an add-on. This wall here? A builder extra, not included.

And the skirtings? Not standard, and unfortunately no builder in WA seems to include them as standard. Being from England, I love skirtings, I'd have them in every house I build.

Oh, and that pool table is pure decoration, you definitely can't buy that from your builder.

Knowing exactly what's included before you sign can save you thousands in surprise costs later.

In the 1970s and 80s, you could build a house without a double garage. It wasn't required, it wasn't even part of the R-Codes πŸ€”

Now? Almost every R-Code requires one.

So what do you actually do with all that space if you only own one car, or don't drive at all? It can become a gym, a home office, or a multi-purpose room. Spend a little extra to insulate the roof, add air-con ducting, and line the walls with sound-deadening material, and you've got an entire extra living space.

My own house in Warwick only had a single carport when it was built, and that was completely normal back then. Now, pretty much every new house has to have a double garage.

Even something as simple as this pool ended up needing major work πŸͺ£

Two separate leaks that had to be repaired, plus a brand-new pool house and pump system. What looked like a minor fix turned into a much bigger job.

Can you actually tell the difference between these two houses just by standing outside? πŸ€”

This one is brick veneer. It has a steel frame internally, with insulation installed all the way around it.

This one is double brick. No wall insulation here, because the walls are literally built with two layers of brick. Double brick homes also typically have a timber roof frame instead of steel.

Until recently, double brick was by far the most common way to build in WA, thanks to Midland Brick. In the eastern states, frame construction has been popular for a lot longer because transporting bricks was expensive.

Here in WA, bricks were always relatively affordable. But the tide is turning, and frame homes are now often a little cheaper to build.
