Perth’s property market is easing, but don’t mistake that for a crash! 📊

While the number of sales listings has jumped significantly this year, it comes off a very low base.

Also worth noting: the number of sales listings remains well below what’s considered a balanced market, where supply can conformably meet demand.

In short, we see the current conditions as a market rebalancing as opposed to a property crash.

There are plenty of misconceptions when it comes to guarantor loans. 👀

Here are 3 common myths we hear all the time:

❌ “Parents have to put up cash.”
Not true. In many cases, the guarantor uses the equity in their home as security rather than handing over cash.

❌ “The parents are liable for the entire loan.”
Not true. A guarantor will typically provide a limited guarantee, while the borrower remains responsible for the loan repayments.

❌ “Guarantor loans aren’t that common.”
Think again. We help plenty of clients use guarantor loans to get into the property market sooner.

Of course, guarantor loans aren’t right for everyone, so it’s important to understand how they work and the risks involved before proceeding.
