The Government changed SMSF lending rules — and nobody’s talking about the real consequence 🏠

You can no longer borrow inside your super fund to buy residential property. Commercial? Still fine. Shares? Sure. But resi is out.

Cynical take: they’re pushing people back toward the big industry funds. 🤔

But here’s what everyone’s missing 👇

SMSF buyers were a huge source of demand for developer pre sales (New Supply). Developers literally need those pre-sales to get a shovel in the ground before creating the new stock.

Pull that demand out, and you get fewer projects, less new stock, less supply.
And as we know…Less supply = prices keep climbing. 📈

So a policy that’s supposed to “protect” people might just make housing less affordable for the first home buyers it’s meant to help.
