We've seen increased enquiries from clients to buy commercial real estate, as residential has reduced appeal.

👉 What is it? Commercial property investment involves buying properties leased to businesses (like offices, shops, and warehouses), whereas residential property means buying homes for people to live in.

Commercial properties often provide higher rental returns and longer leases, but normally require slightly larger deposits and could have longer vacancy periods.

Portfolio theory suggests that diversification is a critical factor for all investors. "Not putting all your eggs in one basket".

⚠️ Are rate hikes done in this cycle? ⚠️

According to the majority of the Big 4 Banks economists, YES.

NAB release yesterday: "... predicting that the RBA's hiking cycle has concluded."

And forecasting the official cash rate to fall to 3.60% by the end of 2027 (currently 4.35% - so that's equivalent to 3 x 0.25% rate cuts)

Before everyone starts cheering, rate cuts often mean the economy needs support by doing so - i.e. it's not doing so good.

NAB's reasoning includes "Economic Drivers: The change in prediction is driven by a softer economic backdrop, easing conditions, and a clear contrast to early-year figures where the economy was growing above trend and operating above capacity."

This is when the value of your home drops BELOW what you owe the bank. If you needed to sell the house immediately, you'd still owe the bank money.

WHY is it important to understand?
--> It's a problem if you need to sell the house right now.
--> It's also a problem as you'll be unable to refinance to another lender.

LONG TERM? Two things will likely happen naturally:

1️⃣ The value of your property should increase; and
2️⃣ You will pay down the balance of your loan.

And then you'll be earning real equity again.

❗ Did you know ❗
20+ years ago, when I started banking, we could lend home buyers up to 107% of the value of the home! It's possible to replicate this, but requires multiple lender structure and thorough risk assessment.

"SMSF growth surged 91 per cent the 2024-25 financial year, as a record 33,224 net new funds were established. Before budget night, all the talk in the super sector was about the stunning growth in super fund members moving to self-managed superannuation funds."

"Younger Australians are also a big driver of the shift: people aged under 45 accounted for half of net new SMSFs over the past five years, despite representing just 15 per cent of the existing population of SMSF trustees."
