Buying property in Australia as a non-resident is possible — but the rules are more layered than most people expect, and getting it wrong can be costly.

Your options depend on your residency status:

🇦🇺 Australian citizens — no restrictions, regardless of where you live
🟢 Permanent residents — same rights as citizens
🟡 Temporary residents — generally one established dwelling as a primary residence
🔴 Foreign investors — typically new builds only

And that's before FIRB approval, lender assessment of foreign income, and the narrower pool of lenders willing to consider non-resident applications.

"How much deposit do I actually need?" — it's the first question most buyers ask, and the answer in 2026 is more nuanced than it used to be.

The 20% benchmark still stands as the standard to avoid LMI. But several pathways now exist for eligible buyers who haven't reached that threshold:

→ 5% with the Australian Government 5% Deposit Scheme (no income caps, no waitlists as of Oct 2025)
→ 10% with a profession-based LMI waiver for eligible professionals
→ 5%+ with a guarantor loan structure

And don't forget — the deposit is only part of the upfront cost. Stamp duty, legal fees, and inspections all need to be factored in.

Here's something many first home buyers don't realise until it's too late: Lenders Mortgage Insurance doesn't protect you — it protects your lender.

LMI is a premium you pay when your deposit is below 20% of the purchase price. It can add $15,000 to $35,000+ to the cost of your loan, and it doesn't give you any cover in return.

The good news is that depending on your circumstances, there may be ways to avoid it — including government schemes, guarantor structures, and profession-based waivers for eligible doctors, lawyers, accountants, and engineers.
