Your pay went up. So why does it feel like you have less money? 🫠

Because while wages have increased, plenty of the boring everyday stuff has increased even faster.

Milk is obviously just one tiny example, but it’s the stuff you’re buying every week that quietly adds up.

Groceries. Insurance. Utilities. Childcare. Rates. The list goes on.

So if you swear you earn more than you did five years ago but somehow feel like you’ve got less left over... you’re probably not imagining it.

If buying your first home is somewhere on the 2027 agenda, PLEASE don’t think you need to wait until you’re “ready” to come and talk to us.

Sometimes the best conversation happens 12 months out, because then we can actually give you something to work towards instead of trying to fix everything three weeks before you want pre-approval. 😂

I feel like budgeting online is always shown as this perfectly organised system of percentages, sinking funds and the exact same savings transfer every payday.

Ours is absolutely not 😂

Some weeks groceries are higher. Some weeks Mitch goes on a $1,300 golf trip. Some weeks a random bill comes out of the offset. And this week, we had $358 left after everything was covered, so we threw the whole lot onto the mortgage.

There’s no magic percentage happening over here. We pay the boring stuff first, live our lives, and then decide what we want the leftover money to do.

Hackham West, Seaford, Gawler East, Andrews Farm, Ingle Farm and Morphett Vale are all suburbs I’d be looking at if I was a first home buyer trying to get into the Adelaide market under $900K 🤏🏼

And part of the reason is what happens after you buy it.

You might live there for a few years, build equity while the suburb grows, then when you’re ready for the next home, you’ve potentially got options. Sell it and use that equity towards the next place, or if your finances allow, keep it and turn your first home into an investment property.

That’s exactly why I’m such a big believer that your first home does not need to tick every single box.

Sometimes it just needs to be a really good first step 💅🏼
