Great advice Steph Edwards - Mortgage Broker

β€œMy interest rate is X% - can you do better?”

Sometimes the answer is yes but your interest rate is only one part of the picture.

A good home loan should also suit how you use your money now and where you’re heading next.

That means looking at things like your loan structure, offset or redraw options, fees, flexibility to make extra repayments, your future property plans and the overall cost of the loan not simply the headline rate.

πŸ’° Why a home loan isn't just about the interest rate...

A low interest rate might catch your attention, but it doesn't always mean it's the best home loan for you.

When comparing loans, it's important to look at the bigger picture:

🏑 Fees and charges – Application, annual and ongoing fees can add up over time.

πŸ’³ Loan features – Offset accounts, redraw facilities and flexible repayment options could save you money and suit your lifestyle.

πŸ“… Fixed vs variable rates – The right option depends on your financial goals and how much repayment certainty you want.

πŸ’² Comparison rate – This gives a better indication of the overall cost by taking into account the interest rate and most fees.

πŸ“ˆ Flexibility – Can you make extra repayments? Refinance easily? Pay off your loan sooner without penalties?

🀝 The right lender for your situation – Not every lender has the same lending policy. The best loan is one that fits your needs, goals and financial circumstancesβ€”not just the one with the lowest advertised rate.

Choosing the right home loan is about finding the best overall value, not simply the lowest interest rate.

If you're comparing home loans, we're here to help you find the option that's right for you.

🚫 Why might a bank say no to your home loan?

A home loan decline doesn't always mean you can't buy a home. It often means there are areas that need attention first.

Here are some common reasons a lender may decline an application:

❌ Your income isn't enough to support the loan.
❌ Your existing debts or credit commitments are too high.
❌ Your credit history shows missed payments or defaults.
❌ Your savings or deposit don't meet the lender's requirements.
❌ Your employment history is too short or your income is inconsistent.
❌ Your spending habits affect your borrowing capacity.
❌ The property doesn't meet the lender's lending criteria.
❌ The information provided is incomplete or doesn't meet the lender's verification requirements.

The good news? Many of these issues can be addressed with the right guidance and planning.

If you're unsure whether you're home loan ready, get in touch with us. We can help you understand your options, identify any potential hurdles, and find a lending solution that suits your circumstances.

Think you need a 20% deposit to buy your dream home? Think again! 🏑✨

While a 20% deposit is the most well-known option, it’s not the only path to home ownership.

πŸ’² Government schemes – If you're eligible, the Home Guarantee Scheme could help you buy with as little as a 5% deposit and no Lenders Mortgage Insurance (LMI).

πŸ’² Low-deposit home loans – Some lenders offer loans with just a 10% deposit. LMI will usually apply, but it could help you get into the market sooner.

πŸ’² Family Guarantee – A family member may be able to act as a guarantor, helping you avoid LMI and potentially increase your borrowing capacity.

πŸ’² Professional benefits – Depending on the lender, eligible professionals such as nurses, midwives, doctors, lawyers, accountants and teachers may qualify for waived LMI, even with a low deposit.

Every buyer's situation is different, and the right option depends on your circumstances.

If you'd like to find out how much deposit you may need, get in touch with us today. We'd be happy to explore your options.

Winter...it's cold...doom scroll for holiday ideas...we get it! ❄️

One of the benefits of a home loan health check is looking at options to help raise some extra funds, to do the things you want to do in life!

βœ… Access lower interest rates if your current loan is expensive
βœ… Spread the cost over term of the loan instead of paying upfront
βœ… Combine with other goals (renovations, debt consolidation)

Think of me as a "savings account" against your home loan!πŸ’²

An offset account is linked to your home loan and "offsets" the loan balance, thus paying less interest over the lifetime of the home loan.

Let us break it down:-

Let’s say you take out a $900,000 home loan. You then deposit $50,000 in your offset account. You’ll now be charged interest on $850,000, instead of the full $900,000. πŸ‘

This will happen for as long as the $50,000 stays in your offset account.

An offset feature is generally only available on certain variable rate loans and it doesn't always benefit everyone. So, reach out if you want to look at options that include having an offset account.
