The $9,000 mistake homebuyers don’t see coming…

Most buyers assume the seller pays their agent.

That’s not always true.

I had a client this week who had to bring an extra $9,000 to closing—because of something he signed before we ever wrote an offer.

No one explained what would happen if the seller didn’t cover the full commission… and that’s where buyers get caught.

👉 Before you start house hunting, ask this:
“What happens if the seller doesn’t pay your full commission?”

Because sometimes they don’t—and that difference could come out of your pocket.

This isn’t about avoiding a great agent… it’s about avoiding surprises.

NOT CRASHING!!! This chart shows how many trustee sales occur in each quarter in Maricopa county. There are about 1.85 million homes in the county and there are about 1300 "notices of trustee sale" sent out each month. About 1000 of those 1300 people get caught up or sell their house. Only about 300 trustee sales get completed each quarter which is 0.02%.

I am amused at the Gurus who have successfully predicted 14 of the last 2 real estate crashes. Yeah, reread that. The point is the self proclaimed experts keep predicting crashes that almost never happen. The Real Estate market in Maricopa is strong and will get stronger.

HORRIBLE IDEA! One of our country's leaders recently suggested that we start making FIFTY year mortgages to help bring down the monthly payment for folks. On a $400,000 mortgage this would save you about $293/month, but here is the WHAMMY, you would pay $399,171.01 more in interest by stretching out the payments to 50 years which I feel is a HORRIBLE IDEA.

I recommend that my clients consider a 15-year mortgage because the rates are in the low 5% range and you will save $278,892.06 in interest by paying off your loan in half the time.
