Congratulations to our buyer from Washington! 🎉 🎉 About a month ago, she reached out for options after speaking with a couple different lenders. On a Conventional loan, we secured her a very competitive interest rate, and closed on her new property this week. 💪🏼 🏠

Great start to June with a MARINE CORPS Veteran and his wife closing on their home yesterday 💪🏼

I met them last year, and we came up with a game plan to restore their VA entitlement, and rent their previous home to cover that mortgage payment, and even a portion of their new payment.

The sellers covered most of their closing costs, and we were able to provide lender credits to cover the appraisal and more.

Our vet only came in with $193 at closing, and secured a 5.875% interest rate!!

Congrats to these two, and looking forward to helping 3 more families close this month 💪🏼

Day 4 of our VA Mini Series!

Almost done with this week’s mini series. I hope you’re gaining some valuable info! Today’s video discusses having multiple VA loans.

Regarding the question “Can I have more than 1 VA loan at a time”, the answer is YES ✅

Now, you can even have multiple VA loans without a down payment. But once you go above your remaining eligibility, you’ll have to put 25% down of the difference of your remaining eligibility, and the new loan amount.

BUT, if you have full entitlement remaining, the VA does not restrict your loan amount. So if you have full entitlement, you can purchase a multi million dollar property with ZERO down.

Today, I’m talking about the VA appraisal process with Randy Flora Randy Sells Real Estate

Many people cite that the VA appraisal is tougher than other appraisals and comes in lower. However from what we’ve seen, that’s not the case.

The VA has certain standards in place to make sure the home is move in ready for the buyer.

Tidewater is also an interesting concept with the VA appraisal process. This initiative allows the appraiser to reach out to the lender and ask to submit comparable sales if they anticipate the value to come in lower than the purchase price.

And just a heads up, a termite inspection is always required with any VA purchase in Arizona.

New 5 Star Review!

I recently closed a home loan in Yuma for our first responder client, Charlie!

Erica with the Rivera Team (Erica Rivera, Real Estate) found him the perfect the new build home (and she is a true EXPERT in Yuma). Because of the build time, we decided to go with an extended lock. And thankfully we did. We beat the rising interest rates with our 90 day lock (of course with no extra fees).

Although I take care of everyone, I have a true connection with my first responder and military family, and will always have incentives available for them.
