If you've been searching for the right property move, the data suggests that regional locations are boasting more growth than city centres.

According to Cotality’s June 2026 Mapping the Market report, national house values are tracking broadly sideways. However, beneath the surface, a major regional divide has opened up driven entirely by affordability.

Lower-priced regional markets are leading the pack. Standalone houses in pockets throughout Southland cleared over 14% annual growth, while regional parts of the North Island like the Bay of Plenty and South Waikato saw double-digit townhouse growth of at least 10%.

Meanwhile, larger urban centres are encountering headwinds as cautious buyers navigate a high volume of listings.
