A new scheme for first-time buyers—but what’s behind the headlines?

The proposed Your First Home scheme could combine a 2.5% deposit with a 20% government-backed equity loan on eligible new-build homes in England.

The equity loan would initially be interest-free, but it still needs to be repaid. Household income and local property price limits will also apply.

The scheme isn’t available yet. Full details and the launch timetable are expected at October’s Budget.

Your tax return might not be due yet—but your mortgage lender could already need it!

From 6 October 2026, many lenders will need your 2025/26 tax calculation and matching tax year overview, because the 2024/25 tax year ended more than 18 months ago.

The online HMRC filing deadline is 31 January 2027, but mortgage lenders have their own requirements for how recent your income evidence must be.

Getting your paperwork ready early could help avoid delays when buying or remortgaging. Requirements vary by lender.
