Buying a home with just a 2% deposit?

For many people, saving a big deposit is the biggest hurdle when it comes to buying their first home.

Yes there are currently already lenders offering 0% deposit mortgages but interest rates are higher. But there are now options available where you may only need 2% of the property price, with a minimum £10,000 deposit, and a rate of 4.99% on a 5 year fixed rate.

That could mean getting onto the property ladder sooner than you thought possible.
Of course, like any mortgage, there are criteria and it won’t be suitable for everyone — but it’s another option worth knowing about if you thought homeownership was still years away.

Sometimes the biggest barrier isn’t affordability… it’s the deposit.

That “lowest rate” mortgage?

It’s not always the cheapest deal.

Some of the lowest rates on the market come with arrangement fees of £999… £1,499… sometimes even more.

Meanwhile, a slightly higher rate with no arrangement fee can actually work out cheaper overall.

It’s not about chasing the headline rate — it’s about looking at the true cost over the deal period.

The detail matters.

Is saving tax costing you your mortgage?

If you’re a self-employed Limited company director, keeping your salary low to be tax-efficient can make some lenders think you “can’t afford” a mortgage HOWEVER Not all lenders assess income the same way.
Some will use your retained profits, not just what you draw from the business.

Don’t get declined or get offered a lower mortgsge amount just because you picked the wrong lender.

Gifted deposits can vary from lender to lender-
Some lenders only accept gifts from immediate family, while others may allow extended family — or even friends.

When using a gifted deposit, each gifter will usually need to provide:
✔️ Photo ID
✔️ Proof of funds
✔️ Bank statements (typically 3 months, but some lenders/solicitors may ask for 6)

It’s also worth knowing that solicitors carry out ID, bankruptcy, and source-of-funds checks on every gifter — and they’ll often charge a fee for each one.

Tip: fewer gifters = fewer checks = fewer solicitor fees.
Get advice early so your deposit doesn’t slow your purchase down.

Childcare / nursery fees
School fees

Income:
Overtime / bonuses/ commission / benefit income (may not be fully accepted, lenders take different percentages into consideration)
