☀️ August at Clear Financial…

Another busy month comes to an end — and August has certainly had a bit of everything!

Back in the office, we’ve continued helping clients with mortgages, protection and everything that comes with moving home or reviewing their existing arrangements.

🏡 8 mortgage applications submitted
🔑 3 mortgages completed
🛡️ 2 new protection policies put in place
🤝 6 new referrals received, with 3 already becoming clients
⭐ 3 new client reviews across Facebook and Google

But as always, the numbers only tell part of the story.

Behind every application, completion and referral is a different client, a different family and a different set of circumstances — and that’s the part of the job that matters most.

Away from the office, Clear Financial was also represented at the Heineken All Star Celebrity Cup at Celtic Manor — a fantastic day and a great opportunity to play the famous Twenty Ten course, with Welsh Rugby player James Botham amongst the group. ⛳️

A big thank you to everyone who has trusted Clear Financial during August, and particularly to those who have recommended us to friends, family and colleagues. It genuinely is appreciated.

🏡 A busy week at Clear Financial…

As another week draws to a close, we thought we’d share a little glimpse of what’s been happening behind the scenes at Clear Financial.

This week we’ve had:

✅ 4 mortgage offers received
🤝 3 mortgage & protection appointments
🛡️ Several protection reviews and recommendations underway
📞 New enquiries and referrals coming in

But the numbers only tell a small part of the story.

Behind every one of those numbers is a different client, a different family, a different set of circumstances, and a different piece of advice.

🏡 HOW LONG DOES A MORTGAGE ACTUALLY TAKE? ⏳

One of the questions we’re asked most often is:

“How long will my mortgage take?” 🤔

The honest answer is… it depends.

Every case is different, but there are a few things that can make the journey much smoother:

✅ Have your documents ready.
✅ Respond to requests as quickly as you can.
✅ Keep in regular contact with your solicitor.
✅ Don’t be afraid to ask questions if you’re unsure.

A straightforward remortgage can often be completed within a few weeks, while purchases can take longer depending on searches, chains and legal work. 📄🏡

🏡 From mortgage application to completion in around 6 weeks!

Sometimes our job goes far beyond simply finding a mortgage and submitting an application.

A recent client came to us after agreeing to purchase a new-build property. We arranged the mortgage, but when the lender’s valuation came back lower than the agreed purchase price, we stepped in and helped with the discussions.

The result?
💷 £10,000 negotiated off the purchase price

From there, we continued to manage the mortgage side of the process, working alongside everyone involved to keep things moving.

The application was submitted in mid-June and, this Friday, our clients are due to collect the keys. 🔑🎉

Around six weeks from mortgage application to completion — our fastest purchase completion to date.

Finding the mortgage is only part of what we do. Sometimes it’s about being there when something unexpected happens and helping find a way forward.
