Last week I replaced the bases on the school safety signs at Coundon Primary School.

Today, one of the newly refurbished signs was completely destroyed after being run over by a delivery lorry.

The scary thing is… it could easily have been a child instead of a sign.

These signs aren’t there for decoration — they’re there to help protect children arriving at and leaving school safely.

Please slow down, stay alert and think before you park or drive near schools. A few extra seconds could prevent a tragedy. Let’s keep our children safe. ❤️

It’s honestly shocking how often they’ve been hit, especially considering they’re there to help keep children safe during school drop off and pick up times.

The mortgage market is still moving, just not quite in a straight line. After a positive start to the year, things have become a little more cautious again, but there are still solid opportunities for buyers who are prepared.
What is happening right now?
🔹 Mortgage rates have steadied, but they’re no longer falling as quickly as earlier this year. Lenders are adjusting deals regularly, so timing matters more than ever.
🔹 The Bank of England is holding rates for now, meaning we’re in more of a “wait and see” period rather than expecting big drops.
🔹 Inflation has ticked up slightly, which is one of the reasons rates aren’t improving as fast as many hoped.
🔹 Buyer demand is still there, but people are being more careful and price-conscious.
🔹 Remortgages are increasing, with many homeowners coming off older, lower fixed rates.
In short: The market is stable, not booming. There’s still movement, still lending, and still opportunities, just with a bit more caution in the background.
