Buying a home is kind of like chess. It usually helps to think a few moves ahead.

If you are just browsing, that is totally fine, but it still helps to know what price range and payment actually make sense for you.

If you are waiting to get pre approved until you find a house, you could end up scrambling when the right one comes up.

And if you are waiting on rates, just remember rates are only one part of the payment.

The goal is not to rush into buying. It is to have a plan in place so you are ready when the right opportunity comes up.

I usually recommend getting pre approved even if you think you are 6 to 12 months out. It gives you time to understand your numbers, fix anything that needs attention, and have a plan in place before you are ready to look.

You might qualify for a certain price, but that does not always mean that is what you should spend.

I always like to start with the monthly payment you are actually comfortable with and work backwards from there.
