Good news for buyers this week! Mortgage rates have eased slightly, but the housing market isn't seeing a rush of buyers returning.

According to the Mortgage News Daily Index, the average 30-year fixed mortgage rate is around *7.38%, approximately a quarter of a percentage point below its recent peak.

Meanwhile:
📊 Mortgage purchase applications are down approximately 15% year over year.
🏠 Pending home sales are down roughly 7% compared to last year.
⏳ Homes are taking longer to sell in many markets.

📈 **Inflation is UP. Mortgage rates are DOWN. Wait… WHAT?!** 🏡

Normally, higher inflation puts upward pressure on mortgage interest rates. But this week, the housing market threw us a curveball.

Both the Consumer Price Index (CPI) and Producer Price Index (PPI) came in hotter than expected, yet mortgage rates actually improved.

According to Mortgage News Daily, the average 30-year fixed conventional mortgage rate is sitting around **7.33%**, approximately 0.25 percentage points lower than 10 days ago.

So what's behind this unexpected shift? 🤔

It's something called a **"flight to safety."**

As investors grow concerned about stock market valuations and corporate borrowing tied to AI expansion, some are moving money into investments they consider safer, including U.S. Treasury bonds and mortgage-backed securities.

That increased demand can help push mortgage rates lower, even when inflation is moving in the opposite direction.

💡 **The takeaway?** Mortgage rates don't always move the way you'd expect. Inflation matters, but it's not the only factor influencing the mortgage market.

Back in January, the challenge was simple: start with one mountain climber and add one more every day of the year.

Now we’re well into October, and those numbers are adding up. 😅

But at this point, the challenge is less about the mountain climbers and more about consistency.

Showing up every day—even when you don’t really feel like it—is where the challenge really happens.
