I love reading historical stories of human achievement, and Endurance just jumped near the top of my all-time favorites.
Shackleton and his crew survived conditions that are almost impossible to imagine after becoming stranded in Antarctica.
The story kept me up at night, but not because of the danger. Because it reminded me how resilient people can be.
Whenever life makes you question whether you have what it takes to move forward, remember: most of us are capable of far more than we know.
This book is proof.
šŸ“š Strongly recommend.

One of my favorite times of year in Portland is officially here: fresh hop season. šŸ»šŸŒæ

If you’re a craft b**r fan, you know how lucky we are to live somewhere with so many incredible local breweries—and fresh hop b**rs are one of the things that make this time of year especially fun.

I stopped by in SE Portland with my friend Charlie to kick off the season and enjoy one while you can. Fresh hop season doesn’t last long!

Portland friends: Where’s your favorite spot for a fresh hop b**r? Drop your recommendations below. šŸ‘‡

Mortgage rate relief? Not quite yet.

In this week’s Friday Mortgage Market Update, I’m breaking down the latest jobs report, what the stronger economic data could mean for the Fed, and why mortgage rates remain elevated.

For buyers and sellers, my biggest takeaway this week is this: if rates aren’t providing the relief, the structure of the deal may need to.

That could mean negotiating strategically and looking at different ways to structure the financing to make the monthly payment more manageable.

šŸŽ„ Here’s my quick breakdown of what happened this week and what it could mean for you—with a little help from Athena. 🐾

If you have questions about how to make the numbers work in today’s market, feel free to reach out.

Are younger households starting to give up on homeownership? šŸ”

A couple of reports I came across this week raised an interesting—and concerning—question about how today’s affordability challenges may be affecting younger generations.

There’s no question that buying a home is harder today than it has been in the past. But difficult doesn’t mean impossible.

Just last week, we helped a first-time buyer negotiate a $20,000 seller credit that helped them secure a fixed interest rate 0.5% below the going rate and make the monthly payment work.

Every situation is different, but before you assume homeownership is out of reach, understand your options and the strategies available to you.

šŸ”— I’ve linked the articles and research I referenced in my bio if you’d like to read more.

Have questions about what buying could look like for you? Send me a message. I’m always happy to be a resource.

Why aren’t mortgage rates moving? šŸ¤”

This week, mortgage rates mostly held steady as the latest inflation data gave markets little reason to move significantly in either direction.

So what could change that?

The Fed, inflation, bond yields, and upcoming economic data will all continue to play a role in where rates head next.

The takeaway: sometimes no movement is the market story.

Would you ā€œtest driveā€ a bigger mortgage payment before buying a bigger home? šŸ

For homeowners sitting on a low mortgage payment, moving up can feel like a HUGE financial jump.

One strategy we recently discussed with a family: before making the move, start setting aside the difference between your current payment and your potential future payment.

In their case:
šŸ’° Current mortgage: ~$2,000/month
šŸ’° Monthly savings ā€œtestā€: $4,000
šŸ’° Simulated payment: ~$6,000/month

Do that for a few months and you can get a much better feel for how the higher monthly expense fits into your budget — while building up additional savings at the same time.

Thinking about moving up but unsure what the numbers would look like? Let’s run them before you make the leap.
