We purchased our property in 2008 with the intention of building a new house ourselves (foolishly). I am a contractor but didn't want to go the construction loan route since we knew we wouldn't be able to keep up with the schedule requirements typically tied to a construction loan; Stephen helped us navigate that, enabling us to get our project off the ground. The years quickly passed after starting the project in 2013; when we inevitably needed more funds to keep the project moving, Stephen helped us with that as well. When all was said and done, our new house project turned into a new ADU and new house which we only just finished in 2026. After years of hard work and acruing more debt than we had planned, Stephen once again helped us consolidate and refinance. I'm convinced we would not have been able to finish this project, were it not for his help. Thank you Stephen!

Wow… the bond market was all over the place this morning.

Here’s the quick scoop:
🧾 Jobs Report Surprise:
February came in with a loss of 92,000 jobs (markets expected +59,000). That kind of shock usually pushes mortgage rates down—and they did dip at first.

🛢️ But then oil hit new highs…
As soon as traders saw oil prices spiking, inflation worries jumped right back in. Bond yields snapped right back up. By the end of the day, the 10‑year Treasury landed right where it started: 4.144%.
📊 Other Data That Moved Markets:

Unemployment ticked up to 4.4%
Wages grew faster than expected (which can fuel inflation)
Retail sales dipped a bit

Normally, these would help push rates lower… but oil ruled the day.

🌍 What’s driving oil higher?
The ongoing conflict involving Iran is hitting global shipping and slowing down oil moving through the Persian Gulf—where about 20% of the world’s oil flows. The longer tankers sit still, the tighter supply gets… and the higher prices go.

🏦 What’s the Fed Thinking?
Markets are now pricing in an 86.8% chance of a Fed rate cut in July. Not guaranteed, but trending that way.

🔮 What’s Next?
Next Wednesday we get February’s CPI inflation report—big one. And depending on how the situation in the Gulf evolves, we could see more volatility in rates.

This review is the highlight of my 2025! I haven’t traditionally shared a lot of reviews in the past but this is a really good one to start with because it defines what I’m all about. I’ve always kind of downplayed myself by saying l, “I’m just a guy with some information about mortgages” but the truth is that it is invaluable. That is exactly what you need, someone in your corner that has the time in and the experience to help you get the right information at the right time to get to the finish line. Someone who doesn’t see a problem as a roadblock but as an opportunity to get creative. Someone who gets the ins and outs of a real estate transaction and how get through the adventure and to the other side. I’d love to be in your corner!
