Now for my seaworthy report about this week’s mortgage-rate drivers:

🔶 Treasury yields continued to decline, helping ease pressure on rates and improve monthly payment affordability.

🔶 A flare-up involving Kuwait and Bahrain (the most significant escalation since the April ceasefire) has renewed concerns about oil prices and inflation, which could slow the pace of rate improvement.

🔶 The labor market is cooling gradually. April data showed the hiring rate declined while job openings remained steady, pointing to a slower but still stable job market.

🔶 This week’s Non-Farm Payroll report is the key labor reading before the June 17 Fed meeting. A softer report could support rate cut expectations, while a stronger report could push yields higher.

🔶 The Fed is balancing slower economic momentum with persistent inflation, making this week’s data important to its next move.

We’ll discuss the fastest way to get you situated. Here’s the market report that will be the backdrop for our planning and your decision-making:

🔶 It was an active week in the markets, with big swings in both stocks and bonds.

🔶 The 10-year Treasury is sitting near 4.5% right now, though bonds are seeing a small rally.

🔶 That matters because mortgage rates tend to follow the direction of Treasury yields – and right now the avg 30-year mortgage rate is around 6.5%.

So why are rates staying put?

🔶 Inflation is still running above where the Fed Reserve wants it.

🔶 The Fed’s preferred inflation gauge, Core PCE, rose 3.3% year-over-year. That’s still above the Fed’s 2% target, which means they have less reason to cut rates anytime soon.

🔶 The labor market is holding steady – not a lot of hiring, not a lot of layoffs. That stability gives the Fed more room to wait before cutting rates.

🔶 There’s also a lot of attention on what’s happening overseas. Markets are watching to see if the U.S. and Iran can reach an agreement. If that occurs, we could see lower energy prices and easing bond yields, which is good news for mortgage rates.

🔶 LOOKING TO BUY: Rates may stay in this range for awhile, which means it’s important to find a lender (me!) who can work every other angle in getting you the best payment outcome. It’s also important to get pre-approved and draw up a budget. I can help with both!

Here’s how my hours work outside of traditional banking hours⏱️:

🚨If you’re a new client, I intake new clients (buyers and Realtor partners) at ALL days/hours. My hours are your hours, where I quickly assess the urgency of your needs, then respond accordingly with next steps. If you’re new to this process, message/call any time!

🚨If you’re an existing client who has time-sensitive urgent needs, particularly if you’re making an offer on a home that day, I also address urgent/emergency lending needs at ALL hours. Sometimes that’s the only way an offer goes through! I’m there for YOU – yes, even if I’m on vacation, watching my kids play sports, or unwinding from a long day’s work. YOU are the reason I do this job.

🚨Finally, if you’re an existing client who is taking things a little slower with typical pacing, I neatly prioritize your after-hours calls, texts, and meetings into an immediate callback list for the next day’s normal banking hours. This system leaves me open off-hours for you & others when an urgent deal depends on it.
