✨ HAPPY LABOR DAY!! – Guess who’s still doing math on Labor Day? Me!! My phone is ready for you. 🔶 This past week investors around the world sold government bonds, pushing interest rates on those bonds to their highest levels since 2008. Since mortgage rates often move in the same direction, they also increased slightly.

🔶 As of Aug. 28, the average 30-year fixed rate was 6.79%, up from 6.78% a week earlier.

🔶 The U.S.-Iran conflict and tariffs raise concerns that prices could remain high, and higher inflation can make the Federal Reserve less likely to lower interest rates. One Federal Reserve official warned the Fed may need to raise its key interest rate again if inflation stays high.

🔶 Demand from banks and other large investors for investments tied to home loans also remains weak. That weak demand is another reason mortgage rates haven’t come down.

🔶 LOOKING TO BUY: The decision-making threshold is whether the home and monthly payment work today. Home prices will just keep going up, then at some point, mortgage rates will fall. Buying now and refinancing later is always an option if I can meet your goal for the monthly payment right away. Let’s dig into the numbers this week.

1. Transfer and set up utilities in your name.

2. Be prepared for some minor fixes and upkeep to make the space your own.

3. Get to know the nuances of your home. Check out important systems and shutoffs.

If you were planning to put 20% down (to avoid PMI), ask about my lending products that offer a better rate for putting down < 20%. Then you put down 19%. After, you incur PMI for just a few months, then you keep the lower rate for the life of the loan.

✨ TAKE ME OUT TO THE BALLGAME ⚾️ – There’s nothing more “Kansas City” than a lazy summer day at The K. It definitely hasn’t been the best year for our boys in blue, yet I’m a forever fan of our home teams and I’ll continually believe the best thing is right around the corner … or the base!! Let’s go, Royals!

Win or lose, here’s the latest market report for those thinking about buying soon:

🔶 This week, the Iran war is putting upward pressure on borrowing costs around the world. The impact is especially clear in the UK, where five-year fixed mortgage rates have risen from about 4% in January to 4.8%. That increase has added the equivalent of roughly $24,000 to the average UK buyer’s borrowing costs.

🔶 Beyond the conflict, attention is also turning to the Federal Reserve, with investors forecasting a 42% chance of a September increase in the federal funds rate.

🔶 While investors look ahead to September, borrowers are already responding to today’s higher costs. The Mortgage Bankers Association reported that applications fell 1%, including a 2% decline in refinances and a 0.3% dip in purchase applications.

🔶 The slowdown is also affecting new construction, with July new-home sales falling 10.5% from June to their lowest level in six months.

🔶 For real estate agents, these numbers make early financing conversations even more important because buyers need to understand what they can comfortably afford before they begin shopping.

🔶 LOOKING TO BUY: Higher rates don’t automatically have to put your plans on hold if the home and monthly payment work for their budget. That’s my job; I’ll find the products that get us where you need to be!!

✨ I (ALMOST) PLAYED FOOTBALL!! – It will have to go back on the bucket list! 😂 I was invited to my son’s high school football team Mom’s Clinic, but since it rained they pivoted to a team scrimmage. So I watched football! Oh well! I did get this cute photo with Max though!
