Heavy heart today while thinking of my friend Al Fitzmorris who passed away yesterday. All of my and my family's thoughts and prayers go out to his family during this difficult time.

I got to meet Al 15ish years ago while I was playing softball with his son Matt Fitzmorris. From the day I met him, he was never anything short of amazing towards me. He always took the time to have conversations with me, and of course make fun of me and laugh his butt of while doing it! He loved giving me a hard time whenever possible and I always dished it back to him.
His love and pride for his family ALWAYS radiated from him. Always talking about his kids, grandkids, and his beautiful wife Jan Rivers Fitzmorris. Yet, he always asked about me and family as well.

I have so many great memories involving him in the past from charity events, golf tournaments, and the softball fields.
My favorite story was at a charity golf tournament in KC which had a bunch of Royals and Chiefs alumni in attendance. Al, his son Matt, myself and 2 other guys were on a team and ended up winning the tournament. Al absolutely LOVED winning!!!

After the tournament there was a live auction to raise money for the charity. There was a signed George Brett baseball that I decided I "had" to have (after a few celebratory adult bevs). So I started bidding on it when it came up. Al was one of the guys helping to spot bidders for the auctioneer. When I would bid he would call it out. I thought I was getting it cheap, but then "someone" kept outbidding me right before the final call. After going back and forth I finally won it with paying quite a bit more than I wanted to.
I then look at the guys at our table and they are all chuckling. They tell me that Al was fake bidding the other bidder against me to drive me up on the price. I look over to the corner where Al is standing and he is absolutely losing it. He was laughing so hard that he had tears streaming down his face!!!
Well played Al, well played.

MORTGAGE RATES UPDATE
(don’t believe the hype and stay educated)

Hello friends. I just wanted to give a quick update on the current mortgage rate market…

THE FED’S RATE CUT ANNOUNCEMENT TODAY
---The Fed’s official announcement of the rate cut this afternoon does NOT directly impact the movement of mortgage rates. The verbiage/rhetoric that the Fed Chair releases at the press conference today is what will impact the “current” mortgage rates most significantly.

The rate cut today along with the additional ones that will come through the end of the year, are all already priced into the “current” mortgage rate pricing. These fully expected cuts are the main reason that we have seen mortgage rates push downwards considerably over the past 3 months (all with no Fed rate cuts).

---The ongoing movement of mortgage rates through 2024 and 2025 will be influenced by many variables. The Fed’s commentary released, inflation reports, employment reports, etc. All of these factors directly impact the mortgage-backed securities market, which is what causes conventional mortgage rates to move down/up.

DETERMING IF A REFINANCE IS BENEFICIAL CURRENTLY
---DO NOT fall for the hype that will be spread everywhere by the media and especially the predatory lenders. These lenders will be blasting out ads on all platforms claiming a drop in mortgage rates due to the Fed rate cut. Many of them will throw out crazy low rates to get people’s attention. They are simply trying to get people to contact them, provide them their information, etc. Then the borrowers only later realizing they are incurring thousands and thousands of unnecessary closing costs rolled into their new loan amount.

---For many homeowners with mortgages they obtained in the past few years, there can absolutely be an opportunity to consider refinance options that will truly benefit them at this time. BUT, they need to receive a true analysis of their specific scenario to determine if refinancing at this time makes financial sense or not.
There are thousands of mortgage lenders out there that will try and convince borrower’s that it is beneficial regardless of the actual rate/costs involved.

At all times, you need to work with a local and/or trusted mortgage lender to have an overall analysis of refinance options completed. With me, I can assure that you will never have excessive lender origination fees, points, etc. associated with any mortgage I provide.

HOUSING MARKET:
As we draw nearer to the spring season, we are already seeing the housing market heat up considerably. The prospective buyers continue to line up for new houses becoming available on the market. This has been the case for over a year now as the housing supply is well short of the demand. This has made it more difficult for potential buyers as most all new listings end up with multiple offers, bidding wars, selling way over asking price, etc.

The good news is that we are now starting to see the tides change as the number of new home listings has been rising over the past months. Along with that momentum we also know the number of listings will be dramatically increasing as we get into spring and summer, which is the norm every year. All of this benefits potential buyers by having more available homes as options to purchase.

MORTGAGE RATES:
Additional good news is in regards to the mortgage rates. Over the past three+ months we have now seen the rates change course and start to descend lower. This was after watching the rates climb consistently over the last two years while seeing the 30-Year fixed rates reach the 8% range. It is still a very volatile market due to all of the factors that push/pull the mortgage rates, but overall we have now seen the rates come back down considerably from their highs with them working down towards the lower 6%’s. Based on most industry experts’ predictions, we should see the rates continue to trend downwards through the rest of 2024 and into 2025.

All of this also benefits potential buyers with making new house payments more affordable. But just as important, this also helps the overall housing market as many current homeowners will choose to list their homes and look to purchase a new home. Which in turn, will create more available home listings for buyers to choose from.

PRE-APPROVALS:
Currently it remains a sellers’ market so NOW is the time to have your verified Pre-Approval letter updated and ready.
If you or anyone you know is at all considering purchasing a new home, second home, or investment property then below are a few key points you need to know:

1) You MUST have your Pre-Approval letter on hand and ready. Every second counts in this market and sellers will not wait around.

2) It is imperative for you to have a Pre-Approval letter from a well-known, local, and trusted lender. Due to there being multiple offers on most listings, the Realtors and buyers are selecting offers that have Pre-Approval letters from loan officers/companies that they are familiar with and that they trust. They do this to assure a smooth transaction and avoiding the risk of a mortgage approval falling through.

3) It literally takes 10 minutes to complete the Pre-Approval process with me.
