Why do I use my middle name? Because Julie Adams is about as Google-friendly as John Smith. 😂

Google me and you’ll probably find an actress from the 1930s before you find me.

But Vari? There’s a story behind that. ❤️

My grandmother had a French teacher in high school named Vari and loved the name so much she gave it to her first daughter—my aunt—as her middle name. My mama then named me after my aunt, and Vari became mine too.

Side note: my grandmother was taking French in high school in the early 1900s! How cool is that?

No one knows how to pronounce Vari the first time. 😂 But I adore it because it’s part of my family story.

Buying a house? 🏡 Before you fall in love with the perfect kitchen, start mentally arranging your furniture, and decide where the Christmas tree is going… here are THREE things I want you to know:

1️⃣ Know your PAYMENT before your price.
The question isn’t just, “How much house can I qualify for?” It’s, “What monthly payment lets me still enjoy my life?” Your comfortable payment should help drive your home-buying budget — not the other way around.

2️⃣ Please stop financing everything. 😂
This is where I climb onto my soapbox about my nemesis: Affirm.

Affirm. Klarna. Afterpay. PayPal Pay Later.
$27 here. $42 there. $68 for something you probably don’t even remember buying…

Those payments can add up, and depending on how they’re reported or documented, they can become part of the financial picture we have to evaluate when you’re buying a home.

Do I have a personal vendetta against Affirm?

Perhaps. 😂

But I’d much rather see that monthly money available for your HOME than paying off a sweater in four easy installments.

3️⃣ Talk to your mortgage advisor EARLY.
You do not need perfect credit. You do not need your entire down payment sitting in the bank. And you definitely do not need to wait until you’ve found a house.

Give me time to help you create a plan.

Sometimes the difference between “I’m not ready” and “I can actually do this” is simply knowing what to work on — and in what order.

🍎 APPLEFEST 2026 — WESTON, MISSOURI 🍎
📅 October 3 & 4 | Saturday & Sunday

If you know me, you know that Weston is the closest thing to a hometown I have. ❤️

My dad’s side of the family can trace our Weston roots back to the mid-1800s, and just like my dad, I have a deep love for this little town—its history, its people, and the way it still feels like home every time I drive in.

Four years ago, my bestie Katy and I started volunteering at Applefest, and somehow we found ourselves in charge of the Kids Area. 😂 It means long days, lots of little humans, and usually going home completely exhausted—but I wouldn’t trade it. Supporting the Weston Chamber and a community I love makes every minute worth it.

This year will be a little bittersweet. ❤️

It will be our first Applefest without my dear friend Lorri. Lorri was truly a beacon in Weston and gave so much of herself to the Chamber and this community. We lost her in July, but I carry her with me every day.

One of the ways I hope to honor her is by continuing to show up, serve, laugh, love people, and spread a little of Lorri’s light wherever I can. I know I’ll feel her with us that weekend. ❤️

And even if Missouri is still pretending it’s summer in October… the pumpkin spice latte is back, so technically fall has arrived. 🎃☕️🍂

Your mortgage lender shouldn’t make it MORE stressful.

💬 Communicates before you have to ask

One of the most expensive homebuying myths is that you must have 20% down.

Twenty percent can be a great option. On a conventional loan, it may help you avoid private mortgage insurance, lower the monthly payment, and begin with more equity. But it is not the only responsible path into a home.

Depending on eligibility, qualified buyers may have options that include:

• Conventional financing with as little as 3% down
• FHA financing with as little as 3.5% down
• VA or USDA financing that may offer no-down-payment options
• State or local down payment assistance programs

The real question is not, “What is the biggest down payment I can make?”

It is, “What down payment supports the payment I want while still leaving room for closing costs, prepaid taxes and insurance, moving expenses, home maintenance, and a comfortable emergency cushion?”

Sometimes 20% is the strongest plan. Sometimes using less cash upfront creates the healthier financial picture. That is why I like to compare the options before deciding.

“Can I gift you money to buy your house, Marty?” 🐾🏡

Marty may not be mortgage-ready just yet 😂… but gift funds are absolutely something we can use for many homebuyers.

And this is important because you may not have to save every single dollar for your down payment and closing costs on your own.

🎁 What is a gift?
It’s money given to you with no expectation of repayment.

Depending on the mortgage program, gift funds can come from eligible donors such as a parent, grandparent, spouse, fiancé, domestic partner, other relatives, and in some cases someone with an established relationship to you.

Gift funds may be able to help with your down payment and eligible closing costs — but each loan program has its own rules for who can give the gift and how we need to document it.

So before anyone moves money around, call me first. I’ll make sure we do it the right way from the beginning.

But there is also this moment.

So this week, I’m trying to spend a little less time racing ahead and a little more time actually being where my feet are.

Mickey, apparently, requires no such reminder. 😂🤍he is already in full surrender mode. Love lessons from the dogs! # pugs

How excited we get when your appraisal comes back “as-is” AND at value. 🐾🎉

But what does that actually mean?

An appraisal is an independent opinion of a home’s value. The appraiser looks at the property, its condition, location, and comparable recent sales to determine whether the home supports the purchase price.

Why does your lender care? Because the home is the collateral for your mortgage.

And sometimes, the appraisal can create an obstacle.

For example, if you agree to buy a home for $350,000 but it appraises for $340,000, your financing is generally based on the lower appraised value—not simply the price you agreed to pay.

Does that mean the deal is dead? Not necessarily! Depending on the situation, we may be able to renegotiate, challenge the appraisal with additional comparable sales, restructure the financing, or look at other options.

But when that appraisal comes back “as-is” AND at value?

🙌 No value shortage
🙌 No appraisal-required repairs
🙌 One less hurdle between you and the closing table
