JUST CLOSED and what a deal!

The Hawk family had already spoke with another lender and the numbers just didn't work. The interest rate, the down payment, made it seem like their dream wasn't possible.

Tim got me in touch with his clients for a second opinion. I was able to get them into a first time buyer program that fit their payment and cash to close situation.

Tim negotiated for the seller to cover ALL their closing and he even went over to paint a deck to get the home to meet HUD guidelines. That's what I call doing WIT, whatever it takes!

One month later they are moving into the home of their dreams!

What a wild ride and a big congratulations to our borrower!

Laura Wilson did an amazing job putting the deal together for our client. After a first deal fell through because of a bad inspection she helped our client find an EVEN BETTER home.

We were able to get our borrower closed in 21 days with a program that most other lenders don't offer.

Another great closing in the books! 🎉🏠🎉

This one took some grit and creativity which Lori Alden Treadway displayed expertly. Also we had to overcome a big villain: Verizon Wireless! ☠️

As soon as we got our file in we repulled credit and found out that Verizon had placed a $1,100 collection on one of our borrowers credit and tanked it over 100 points.

I got to work restructuring the loan and we were still able to get the borrowers into their dream home. It wasn't easy but we found a way to make it work!

Wow, what an amazing deal!!!

Realtors and future homebuyers, heads up! APPRAISALS ARE CHANGING! Starting in November, new appraisal forms will be required for most financed real estate transactions.

Here’s the good news:

The new appraisal forms are designed to be easier to read, more consistent, and give everyone a better overall picture of the property.

Now for the bad news:

Turn times and costs could increase, at least initially. As appraisers get used to the new forms, we could see appraisal turn times increase by another 1 to 2 days.

I’m also hearing that appraisal fees could increase several hundred dollars per report, depending on the property and market.Like any major change, there will probably be some growing pains as appraisers and real estate professionals gets used to the new process.

I’ll be keeping a close eye on this as we get closer to November and will keep you updated on what I’m seeing.

First time homebuyer dreams come true!

Congrats to Dajuan on purchasing his first home and a big shout out to Urshalla for putting a winning deal together.

Dajuan put his mind to purchasing a home in 2026 when we got in touch back in February of this year. He got to work putting himself in a homebuying position and made it happen.

We were able to get him qualified for a 0 down program and Urshalla did a great job getting his closing costs covered by the seller.

Dreams do come true!

Janissa did a wonderful job navigating her clients through a very tough transaction!

Originally I got these sweet couple over to me almost a full year ago! We weren't able to make it work at the time however they didn't help. With some help of a unique loan structure and an amazing co-signer they are now home owners!!!
