If a lender told you your student loans killed your FHA approval, ask them one question before you walk away: are you using 1% of my balance or 0.5%? The 1% rule is gone. FHA student loan guidelines now use half a percent for deferred loans. On $90,000 in student debt, that is a $450 monthly difference. If a lender told you that you can't do a non-US citizen conventional loan refinance, they may have been quoting their own internal policy, not Fannie Mae. B2-2-02 says green card holders are eligible on the same terms as US citizens. I helped Kyle in Charleston get out of his FHA loan after another lender turned him away. If a loan officer told you that you need a 620 credit score for an FHA loan, they told you about their bank's policy, not about HUD's rule. HUD's actual minimum is 580 with 3.5% down.
