Scarlett got a call from her builder's lender saying she did not qualify for a VA one-time-close construction loan. She figured that was it, her VA benefit was done for building or buying.

Here is what most people get wrong: a no on one specific construction product is not a no on your entire VA benefit. Those are two different things.

Scarlett actually had three real paths. She could buy an existing home with a standard VA purchase loan, same zero-down benefit, no builder complications. She could pause, figure out what tripped the OTC approval (credit, reserves, builder approval issues), and revisit building once her file was stronger. Or, if building was truly non-negotiable, she could do a two-time close: a separate construction loan first, then refinance into a permanent VA loan once the home was finished.

One concrete thing you can do today: if you got turned down on VA construction, do not assume your benefit is gone. Ask specifically why, and ask what your other paths look like.

Most veterans assume the VA loan will just cover whatever the home costs. Scarlett thought the same thing, until her Notice of Value came back lower than her build price.

Here's what people get wrong: the appraisal isn't a formality, it's a ceiling. The lender covers the lower of your total cost or the appraised value, never more. If those two numbers don't match, the difference becomes cash you bring to the table yourself.

Scarlett's builder had quoted one number. Her NOV said another. That gap doesn't vanish, and the VA loan doesn't stretch to fill it.

Here's one thing you can do today: pull your Notice of Value the moment it lands and compare it line by line against your actual contract price. If there's a shortfall, you've got options - negotiate the price down, challenge the appraisal with solid comps, or start planning for the cash difference now instead of three days before closing.

Don't let the appraisal be the surprise that derails your closing.

Scarlett had five acres from her grandfather sitting untouched. She didn't know if that land could count toward a VA construction loan, or if she'd need to buy a lot separately.

Here's what most people get wrong: they think VA construction loans only work if you're buying land and building at the same time. Not true. If you already own land free and clear, like Scarlett did, that equity can serve as your down payment. No cash needed out of pocket.

If you're still shopping for a lot, VA lets you roll the purchase into the one-time close with your build, one loan, one closing.

One concrete thing you can do today: pull your land deed or survey and find out exactly what you own and what it's worth. That number is the starting point for either path.

Owning land already simplifies the whole file. Shopping for a lot means a few more moving pieces with the builder and appraisal. Either way, there's a path.

Scarlett found five acres outside Charleston she was ready to buy that day. What almost killed her VA loan wasn't her credit or her income. It was the driveway.

Her only access to the land was a neighbor's handshake agreement, not a recorded easement. VA requires legal, permanent access on paper. A verbal yes from a neighbor doesn't count, no matter how nice he is.

Here's what most people get wrong about buying land with a VA loan: they assume if the land is buildable, the loan will follow. But VA also needs comparable land sales nearby (not just house sales), the future home has to meet local building code, and you have to actually plan to live there as your primary residence, not just visit on weekends.

Scarlett got the easement recorded, her agent pulled better comps, and the build plan met code. Her loan closed.

One concrete thing you can do today: before you make an offer on any parcel, ask the seller for proof of recorded legal access. Don't take a verbal answer.
