Are you planning to sell the property, refinance it, or hold it long-term?
The answer impacts everything from financing options to profitability.
2️⃣ What's your REAL rehab budget?
Not the optimistic number.
Not the HGTV number.
The number that includes surprises, delays, and the things you didn't see during the walkthrough.
3️⃣ What's the property's value after repairs?
And more importantly, how confident are you in that number?
A deal that looks great on paper can become a headache if the after-repair value isn't realistic.
Most bad deals don't fail because of financing.
They fail because one of these three questions wasn't answered honestly.
