3 closings in 3 days 🏡🏡🏡

This week, our team helped three families close on their new homes in three consecutive days.

One was a veteran relocating all the way from Austria to Texas. 🇺🇸

Another was a conventional buyer with a 560 credit score who had been told “no” elsewhere before coming to us.

Every loan and every situation is different. Sometimes it takes experience, creativity, persistence, and a team willing to put in the work to find a solution.

I also want to give a huge shoutout to my team. These closings aren’t just me. There are a lot of people working behind the scenes, and my team did an incredible job taking care of these families and getting all three across the finish line.

Especially in the current market, I believe it’s more important than ever that lenders and Realtors remain a reliable resource, educate our clients, and help guide them through the process with confidence.

There’s a lot of uncertainty in the housing market right now, but what I’m actually seeing on the ground is homebuyers WINNING.

Higher rates obviously hurt affordability but they also create less competition.

Less competition is creating opportunities for buyers to negotiate lower purchase prices, receive seller-paid concessions, and use those concessions toward closing costs or interest rate buydowns to help lower their monthly payment.

Market awareness matters. Knowing where the opportunities are and having a great team behind you to help identify and negotiate them, can make a significant difference.

The market may not look the same as it did a few years ago or even 6 months ago, but that doesn’t mean there aren’t opportunities. You just have to know where to find them.
