The biggest trick of all is that you are already paying off a mortgage - PLUS some profit for your landlord (and you don't get any of the benefits)!!

If you had your own mortgage, you would get all of the monthly money you paid back when you sell.

But when you move out of your rental, your money stays in your landlord's pocket.

The thing I hear the most is people talk about Price Per Square Foot (PPSF). When speaking with a licensed appraiser, the way they come up with their PPSF has everything to do with the amenities, quality, land size, ect. of the home.

Think of it like buying a car. you don't pay a certain $$ amount per pound of the car's weight. Instead, you look at factors like engine size, leather or cloth seats, 4x4 or not, and whether it has 4 or 6 seats. Catch where I'm going with this?

This chart gives an estimate of the adjustments/value the appraiser can give to help come up with the value of the home.
