Denver Metro Housing Market Update | August 2026

The Denver Metro housing market continues to shift as we head toward fall, creating new opportunities for both buyers and sellers.

Inventory remains high with 13,080 active listings, giving buyers plenty of options to explore.

While closed sales and new listings slowed from July, pending sales increased, showing that buyers are still active and making moves.

For buyers, increased inventory and a slower pace may mean more time to shop and negotiate. For sellers, the right pricing and preparation remain important for standing out in today’s market.

Inflation and mortgage rates are closely connected because both are tied to the value of money over time.

If prices are expected to rise, money received years from now will have less purchasing power. That expectation affects longer-term financial markets and can place upward pressure on mortgage rates. When inflation is cooling and expected to remain under control, some of that pressure can ease.

The relationship is not exact from day to day. Economic growth, employment, geopolitical events, natural disasters, supply-chain disruptions, and broader market demand can also affect rate movement.

The Federal Reserve considers much of the same economic information, but it does not directly control mortgage rates. Mortgage rates are priced independently through longer-term markets.

Temporary rate buydowns can be a useful tool, but they aren’t free money and they don’t actually change the interest rate on your loan.

The lower initial payment is created using funds set aside at closing to temporarily subsidize a portion of your payment. Those funds have to come from somewhere, whether that’s a seller contribution, lender pricing, or another permitted source.

The important part is understanding the trade-offs.

Where is the money coming from? What are you giving up in exchange? What will your full payment be when the buydown ends? And does the loan still make sense if the refinance opportunity you’re hoping for never happens?

A buydown can absolutely make sense in the right situation. Just make sure you understand the full structure rather than making the decision based on the lower initial payment alone.
