Our #1 cheat code for saving money on your mortgage? A 7/1 ARM — if your timeline lines up. 🏡

Here’s the catch: a 7/1 ARM is still a 30-year mortgage, but your rate is only fixed for seven years, then adjusts annually. The “cheat code” works if you’ll sell, pay off, or refinance before then. You lock in a lower rate than a 30-year fixed for the whole time you’re paying it. If you might keep the loan long-term, that’s a different bet, and your payment could go up when the fixed period ends.
