Here is something to consider if you are on the fence about buying your first home...

Interest rates move up and down over the years, months and even the course of a business day so "timing" the market is hard.

But even after you buy, we can change the rate so you are never stuck. The bigger questions are:
What are you paying in rent and is that increasing yearly?
What are your tax write offs owning vs renting?
What is the appreciation rate in the neighborhoods you are looking in?

* Get pre-approved with a trusted lending professional BEFORE you start shopping for homes. This puts you in a position of power; you will be able to submit an offer with confidence making it stronger and sellers will take you as a SERIOUS buyer who is capable of closing.
* Have a plan with your real estate professional in place for competing offers.
* Keep your offer clean. Price matters, but often a simpler, cleaner offer can stand out even if it is not the highest--especially if you are already pre-approved.

You are getting ready to list your home, but on a tight schedule to get the home on the market... If your prep time is short, doing the RIGHT things is better than doing MORE things! Here are some suggestions:

* Fix and address what stands out: Leaky faucets, squeaky doors, chipped paint, stained carpet, etc.
* Boost curb appeal: Well trimmed lawn and hedges, fresh mulch, a welcoming and tidy entry. It is the buyer's 1st impression!
* Brighten and refresh: Upgrade lighting, re-paint walls in a neutral color, etc.

We always encourage clients to consult with a real estate professional who can provide guidance on the prep that will help your home be the most competitive in your neighborhood and price point.
