Homeowners Insurance Term of the Day: Replacement Cost. It’s an important term to understand because how your property is valued can make a significant difference when you have a covered claim.

Replacement cost generally refers to the amount needed to replace damaged property with new property of similar kind and quality, subject to the terms and limits of your policy. That’s different from coverage that factors in depreciation when determining value.

Don’t wait until you’re filing a claim to learn how your belongings are covered. I recommend reviewing your policy now so you understand what protection you actually have.

Market value isn’t rebuilding cost.

Would your coverage rebuild your home? One of the biggest misconceptions I see with homeowners insurance is assuming your coverage should simply match what your home is worth on the real estate market.

The cost to rebuild can be very different from market value. Construction costs, materials, labor, the size and features of your home, and improvements you’ve made can all affect what it could cost to rebuild after a covered loss. That’s why I recommend periodically reviewing your policy rather than assuming the coverage you selected years ago is still appropriate today.

Your home changes, costs change, and your coverage may need to change with them. Let’s make sure your homeowners policy still reflects the home you’re actually protecting.
