It’s great to be home - a stunning day even tho it’s brisk!

Mondays. Love them - why?
Because I’m ready - let’s go!
On a Friday I’m all prepped for the incoming week ahead (did that yesterday since I was away)
This way our meetings run smoothly.
There’s always changes but you’ve done a fact find first.
Lots of clients refixing their loans now - with interest rates increasing we do this fairly quickly, whereas last year when rates were dropping - we did it last minute.
I’ve got some clients refinancing as well to take advantage of cash back
And we’ve got clients buying 2nd houses.
There’s always a mix.

My focus is 1st time buyers and investors. Not the big ones with heaps.
I get excited with you when you succeed and together we make a difference.

I’m a day behind you guys so this was my Wednesday and it’s now Thursday morning.
Fly home Friday which Is yr Saturday 💕

A trip to the Kualoa ranch where 250+ movies were filmed - so awesome to be where Jurassic park and Jumanji were based.
The mountains are breathtaking.
1000s of acres owned in the same family for years.

Back to work!
Clients settling this morning are so excited. Yaaah. The funds have already transferred to their lawyer so it’s going to be a great day.
We have other clients offering on deadline sales as I mentioned previously - they seem to be coming up more and more
Yuk!
Meetings booked Monday are prepped for me to get into - I love doing that.
For anything it’s about planning
Over the years I’ve got the business streamlined so we have zoom meetings along the way when you need them - structured so you don’t feel overwhelmed.

Do you know how many people think they can’t buy and they can? 🤔
Today I’ve got some small bits of work to do then it’s some sunshine time. Expecting 29 and the hurricane didn’t hit - phew! 😮‍💨

Happy days here in Hawaii mixing fun with
It’s Tuesday morning.
A hurricane has downgraded to a tropical storm due to hit tonight/tomorrow 🤔
I’ve done an island tour over the weekend. A Cirque de Solei 5pm show Hawaiian style (very cool). And last night I did the coolest thing. Pay $5 at the cinema for a surprise movie! Awesome 🤩. It was One Night Only - coming in August so a preview. Brilliant!

Last thing booked is Kualoa ranch - where lots of movies have been filmed.

Had a zoom with clients getting sorted to offer on a deadline sale - we are ready!
Clients getting clarification on personal insurance ready to sign off.
Ran numbers this morning for clients who have come back to us with slightly changed circumstances to when they had a pre approval and didn’t buy. So I’ll connect with them & clarify their next steps as they have found a house - also deadline sale.
Clients booking in for next week as I fly back Friday and lose time in the air ✈️

Left Nz Friday pm & arrived here Friday am.
Add 2 hrs to Nz time minus a day so it’s Sunday 10am here - and your Monday 8am.

I’m at the Waikiki zoo end of Waikiki beach - that’s behind me in the pic
Friday just relaxed & watched the fireworks. Saturday did the full island tour - 10 hrs - awesome. Been here a long long time ago on my way to moving to the Uk where I lived for 6 years. The changes here are huge

Our tour guide talked a lot about property. Nothing under $1m and you must be 100% Hawaiian to buy. He moved here 8 years ago from the US mainland after leaving the military as a sniper. Wow that was interesting!

For us as Kiwi - we are blessed. We can find our focus and buy whereas that guy never can.

We’ve got 2 awesome sets of clients settling their homes this week -
💥 Hawera with the most amazing view of the mountains and
💥 Auckland - an awesome family home.
Both sets of clients had pre approvals and followed the process 💕✅🏡 🔑

Other clients ready to offer.
I’m off to video call Helena (our Client Manager) and some other clients have messaged to make an offer so I’ll connect with them.
Then head out for a swim at the pool or beach then food then back 🤩

No one talks about this stuff…
What an awesome week.

During the week I headed into Tower Insurance to catchup with people there.
A lot of our clients have Tower insurance and mines there too. I really like the portal.

However it got me to thinking 🤔 - who hasn’t got car insurance or contents cover? Who needs quotes for houses they look at?
Or has insurance 🙋🏻‍♀️ that’s me & needs to look at (I just have).
The value insured or the excess etc
Don’t forget ur jewelry in the mix too under contents cover.

Today a solo client has gone unconditional in Cambridge settling in mid August. How truly awesome for her & a really nice home.

Clients settling today in Christchurch- connected with us firstly in 2024 to get some plans In place and today’s the day it’s all come to fruition. Yaaaah!
Well done 💕✅🏡

Yesterday I had a cool meeting with a couple - we’ll reconnect in October and 🤞 move into a pre approval then when their youngest in daycare moves onto $0 so their lending can be better.

A young Irish guy was sitting next to me on Saturday night. His last day in Nz after 4 months finally seeing the All Blacks & flying home to Ireland on Sunday.
Daniels excitement was contagious
Unfortunately it was hard because we had 4 rude obnoxious guys behind us so the young lads his age in front of us made up for it being so nice.
Talking players. Wishing him luck but not too much 🙃

We’re all different. Ages. Ethnicities. Colour. Gender. Jobs. Incomes.
I had the 2 extremes behind me and In front - it was so odd & sad these guys being rude. We said to Daniel pls know we’re not all like that. He got what I meant.
What a game 🏉

That’s Deyton (21) - my son - off to London then Europe - Zipping around for a month then back in time for his graduation from Uni of Canterbury August 25th

He passed his degree ✅
He worked a casual job for a long time to do this ✅
He’s frugal with his money ✅
He decided then planned it in a week then ✈️ out ✅
When he’s back - it’s onto job hunting 🤞
(I’m so proud 🥹)

Wow! That was an experience trip planning so fast 🙃

Why am I sharing? It’s all about focus. He knew for a year he wanted to do this. I’m sure he’ll go back however he had that window of opportunity from passing his degree to graduation.

For you - it’s about focus too
Where am I/we now? Where can I/we be?
What will it take.
And if you own now - it’s still the same.
Setting goals so you get to those.

Let’s go..

Deyton (my son) & I watched the rugby on Saturday All Blacks vs Italy - before I zipped off to watch a play (I like going to theatre plays). I had to leave before it finished so he kept messaging me. What a huge win.
And this weekend I’m off to Eden Park 🏉 yipee! Vs Ireland.

Next up today - a solo client is moving into a pre approval with 20% deposit and might be already keen on a 95% completed new build so I’ll get in touch with him and see how he went on his 2nd visit.
Client’s prepping for an auction- so I’m waiting for the loan docs so I can get them approved.
Clients waiting for lawyers to ✅ off the final bits. I’ve got them unconditional for finance so it’s a waiting game now. Exciting!
Insurance clients - young couple sent offer of insurance which should move through today.

Most mornings I do coffee out. Think of my day and then get into it
Today I moved to Kohi cafe just for a change & a different viewpoint
I’ve lived in this area for a long time 😱

That then gets me to thinking about habits - what habits are we consistently in that we could change that could make our lives better?
I know one of mine was having poached eggs on toast with coffee most mornings when I went out so now that’s changed to just coffee and think of how much money I’ve saved per week 🤔
Awesome that’s now going in the right direction.

It’s the same with paying rent and not deciding to buy.
I remember when I became a solo parent in 2006 & rented for a long time - I struggled to find a house to buy that didn’t have a leaky problem then when I finally bought our home - the difference between rental payments and my mortgage was negligible. How awesome to be owning a house 🤩

This September it’s 15 years. Can you imagine the growth on that?
That can be you if you don’t know yr numbers yet or haven’t set goals and if you do own already, keep focusing on the payments & if you have any spare money, maybe see if you can drop it on the loan to drop money in - it’s all about that structure

And isn’t it wacky that this writing has come from me changing cafés to a different one for a day & cooking my eggs at home & thinking about where my money is going?
