A great week in the office. Home to Nz on Sunday.

Just now had a cool meeting with a couple about putting an offer on a near completed new build, we discussed the finance side and also how to make the offer which needs to be checked by a lawyer
Lots of learning for them with a day off work to celebrate one of their birthdays - we used up time with this meeting 😊
They are excited yay!

Another Client’s rate should beep in any moment for us to send off to the bank
A lawyer emailed because Loan docs were incorrect so they are now all rectified
Another client has put an offer on a property
Another client is looking at houses this weekend - asking me to look up values so that helps guide him along the way

Temps are early 20s & off for a walk soon for a break.
This apartment complex has a hugeeee long pool so that’s awesome 😎

Today 3 meetings all prepped. 2 reconnects and a new person.
Yesterday had some detailed interest rates meetings.
Clients moving forward with pre approvals and started uploading docs.
A pre approval came in for twins and we’re waiting with baited breath for a KO first home loan pre approval so then we can make an offer on an off market property.
Few clients wanting upgrades on insurance or amendments.

When I walk my brain thinks - oooh - and then I come back with ideas 💡
If I can make a difference then it’s been a great day.

Ooh last night went & saw the movie 🍿 Runner. It was great - lots of Auzzie in there too.

Here for a week. Meetings booked and prepped.

Did my early work then out for a walk to Surfers and back (8km) and now back at my laptop with a coffee

2 x sets of clients need rates then zoom meetings about what structure works for them.
Today’s booked zoom meetings are reconnect ones and a new solo buyer.
Waiting for other clients to get unconditional today from the bank.
A solo buyer has a Kainga Ora pre approval in and expect that in the next couple of days.

The only time we close is Xmas. So it’s good to balance work and me time making sure my clients are looked after.

Wow this is an international magazine - I belong to MDRT, the top 5% of Advisers in the world and the magazine is just out & has a blurb from me in it. How awesome!

For me, it’s not only helping you into homes or personal insurance. It’s also sharing tips with other advisers that might help them grow their businesses.

Last year I was fortunate enough to go to Chicago for a one day meeting with MDRT, where we talked all sorts of processes and ideas. Some of those then go forward and get put into the magazine 


Next up, I have a meeting with clients about interest rates for their settlement coming up soon and then I have a reconnect with a solo buyer.

The week has been awesome and it’s great to see the property market picking up with listings now spring time is here 💥💕😎

The 1st meeting of the day is 9am and I’m prepped and ready. Let’s go.

Did you have a great weekend? I walked a lot. And booked a house sit for me to look after a couples dog in 2027 for 3 weeks at their home. Awesome.

For anything along your life journey - it’s where is my/our money going?
Whether you own now or looking to buy - sometimes times are tight.

I’ve found house sitting gives me time away - I work during the house sit online for clients- I enjoy the animals and I feel useful whilst saving $
On a house sit - I buy groceries. Eat them all. Then buy the next weeks. That way I don’t leave much behind when I leave.
I’ve also been lucky to get a car with the house sit which has been really appreciated.
I’ve also met awesome people while I’ve been out in the neighborhoods.
So.. that’s my sharing for today.

Think outside the square for life’s expenses.
Ooh maybe do pot luck dinners and sharing food?

Woweee spring has hit.
I look at a lot of listings all the time - my couple of suburbs in 1 day this week had 8 new listings 😳

Next - people are coming back where they had taken a break for a refreshed pre approval and out looking.
That pre approval gives you confidence.

Over the last weekend 3 sets of clients got houses. Others are offering. 1 lot just missed out but are already back out looking tomorrow- awesome! Another set of clients are waiting to hear the outcome.

Other clients meeting next week have their home - turned to rental - in another area of Nz on the market now so then we can buy their new home where they reside now (we couldn’t keep both).
We helped them buy that 1st property.
Life’s journey - moves us along the way
And it’s great to be planning with them.

That awesome tree has beautiful Tui’s in it all the time. This morning there’s two in different parts of the tree zipping around and I can see a nest further up 💕

Over the years of owning my home, I’ve tidied the property and changed bits, got rid of some scraggy little trees, but this beauty is a keeper not only for what it looks like but for those Tui’s happy as zipping in and out

Yep you can have a tree as well.
Grass. A bbq area. Maybe space to relax.

What’s yr plans? Whether you own or want to buy - it’s all about planning.

One of the things I did when my kids were little was find every free thing in Auckland. We knew every park. Every flying fox thingy.
At the beach in winter digging holes and finding crabs - screaming - and always putting the rocks back.

For us with you - we look at yr spending however don’t change just to buy a home then relax back into what you used to do.
This is a time to think - could my/our spending be different?
What could I/we change?
Spending habits can always be revisited
Why work hard and give it all away..

So for us with you - it’s looking at
Where am I now?
Where could I be?
Whether yr buying a new home or investment or looking at a refinance and moving banks.
Every bank account is submitted in an application and we share the journey of yr income when yr paid so the assessor knows where it’s all going.

What a lovely gift to get from a client yesterday. Such a surprise.
We had an awesome journey together and they took a chance at an auction with a low deposit and won.
The structure of the loan had the small portion to get them under 80% as floating so they should get there dropping funds into it when they can and then when refixes come up of the bigger portions then move onto the special interest rates.
Thx to you both for this which made my 💕happy as it was so unexpected.

This morning’s meetings are about a sell/buy for a lady and then a possible pre approval for another client.
I spend Friday afternoons prepping for next week so I’m ready to go 😊

Clients refixing existing lending. And refinancing to new banks as well.
The market seems to be kicking off for Spring too. Let’s go!
