Most banks will not ask for one, so a lot of buyers skip it to save $400 to $900.

That is usually a mistake.

A building report checks for cracks, water damage, rot, pest issues and code compliance before you are locked into the sale.

If something turns up, you can renegotiate, add conditions, or walk away with your deposit intact.
