I can’t be the only one wondering where this year has gone?! How are we here already?!

🎄With Christmas getting closer, here are a few things to keep an eye on this month.

The Bank of England’s next decision is on Thursday. There’s plenty of speculation, but we won’t know the outcome until it’s announced

🌍 𝙒𝙝𝙮 𝙩𝙝𝙚 𝙬𝙞𝙙𝙚𝙧 𝙥𝙞𝙘𝙩𝙪𝙧𝙚 𝙢𝙖𝙩𝙩𝙚𝙧𝙨

The Bank has highlighted rising energy costs and uncertainty surrounding the Middle East conflict as pressures on inflation. These are among the factors influencing its interest rate decisions.

A first home. More space for a growing family. A fresh start. Or the reassurance of knowing their re-mortgage is sorted.

Some applications take more work than expected (especially in the 2026 housing market) Extra documents, questions from underwriters, delays and plenty of chasing behind the scenes (these are the bits you don’t see!)

I know how much that waiting can weigh on you. That’s why I continue asking questions, exploring suitable options and keeping you updated along the way.

When that mortgage offer finally arrives? I am smiling too! 🙌💜Sometimes doing a dance in the office with Gaynor & Sheryl ( Yes, I’m that excited!)

Helping someone move forward with their plans is one of the most rewarding parts of what I do.

Your home. Your plans. Our support.

🏡 𝙞𝙩’𝙨 𝙛𝙤𝙧 𝙧𝙚𝙖𝙨𝙤𝙣𝙨 𝙡𝙞𝙠𝙚 𝙩𝙝𝙞𝙨 𝙩𝙝𝙖𝙩 𝙄 𝙨𝙖𝙮 𝙖𝙙𝙫𝙞𝙘𝙚 𝙞𝙨 𝙨𝙤 𝙞𝙢𝙥𝙤𝙧𝙩𝙖𝙣𝙩

I could give all sorts of examples of real life last week, not just with mortgages, but protection too.

The conversation with this mortgage client really stood out to me from last Week.

They had been looking online and spotted some good deals with a particular lender.

Here’s what we were comparing:

🏡 Option 1
5.09% interest rate
£995 product fee
£500 cashback

🏡 Option 2
5.13% interest rate
NO product fee
NO cashback

Looking at those two, which would you choose? 🤔

My client initially preferred the first option. Lower interest rate AND £500 cashback. Sounds like a good deal, doesn’t it?

But when we actually looked at the figures, the 5.13% deal would only cost around £257 more in monthly payments over the fixed-rate period.

The difference?

With the first deal, we’d also have a £995 fee to pay or add to the mortgage, potentially paying interest on that fee too.

Even after factoring in the £500 cashback, the fee-free option worked out more cost-effective based on the figures we discussed. But initially my client felt the cashback was great as it would give them some money towards the car they were saving for.

We also talked about plans to continue overpaying the mortgage and how that fitted into the decision & we looked at how fast the mortgage balance would reduce on each of these rates and believe it or not… over the term of the mortgage, what appeared to be the higher rate actually saved the clients £1,000s in interest.

This is exactly why mortgage advice is about so much more than finding the lowest interest rate.

It’s about looking at the whole picture, understanding your plans and working out what actually makes financial sense for YOU… Because the deal that looks the best online isn’t always the best deal for your circumstances.

𝙒𝙝𝙮 𝙜𝙤𝙤𝙙 𝙢𝙤𝙧𝙩𝙜𝙖𝙜𝙚 𝙖𝙙𝙫𝙞𝙘𝙚 𝙢𝙖𝙩𝙩𝙚𝙧𝙨 𝙢𝙤𝙧𝙚 𝙩𝙝𝙖𝙣 𝙚𝙫𝙚𝙧

The latest house price figures suggest the market could be heading for a downturn, with average UK house prices showing zero annual growth to September.

As an industry, we are also seeing fewer mortgage approvals, fewer sales being agreed and buyers becoming more cautious.

Something became very clear to me yesterday, and it really echoed what Martin Lewis has been saying recently.

You need a good broker. Someone experienced, knowledgeable and who understands the market we’re working in right now.

I don’t just mean someone who can find you a mortgage rate.

Let me give you a few examples from my own working week…

🏡 𝐓𝐡𝐞 𝐦𝐨𝐫𝐭𝐠𝐚𝐠𝐞 𝐩𝐚𝐲𝐦𝐞𝐧𝐭 𝐬𝐡𝐨𝐜𝐤

One of my clients is coming off a mortgage rate of just 1.78% and moving onto 5.39%.

That’s a huge adjustment to household finances.

Many of you who secured those incredibly low rates during Covid are now facing a very different mortgage market.

It’s about understanding your options, planning ahead and making sure the mortgage remains affordable.

❤️ 𝐓𝐡𝐞 𝐢𝐦𝐩𝐨𝐫𝐭𝐚𝐧𝐜𝐞 𝐨𝐟 𝐠𝐞𝐭𝐭𝐢𝐧𝐠 𝐩𝐫𝐨𝐭𝐞𝐜𝐭𝐢𝐨𝐧 𝐚𝐝𝐯𝐢𝐜𝐞

Yesterday, I carried out a protection review with a client who had previously applied for cover online with a well-known provider.

She’d seen the adverts, liked the gym discounts and thought it sounded like a good option.

Unfortunately, her application she did herself online was declined, and she didn’t really understand why.

As we talked through the different types of cover, she actually said:

“𝘖𝘩, 𝘐 𝘵𝘩𝘪𝘯𝘬 𝘧𝘳𝘰𝘮 𝘸𝘩𝘢𝘵 𝘸𝘦’𝘷𝘦 𝘴𝘱𝘰𝘬𝘦𝘯 𝘢𝘣𝘰𝘶𝘵 𝘯𝘰𝘸, 𝘐 𝘢𝘱𝘱𝘭𝘪𝘦𝘥 𝘧𝘰𝘳 𝘵𝘩𝘦 𝘸𝘳𝘰𝘯𝘨 𝘵𝘺𝘱𝘦 𝘰𝘧 𝘤𝘰𝘷𝘦𝘳.”

And that’s exactly why advice matters.

𝙎𝙚𝙧𝙞𝙤𝙪𝙨 𝙞𝙡𝙡𝙣𝙚𝙨𝙨 𝙘𝙤𝙫𝙚𝙧 𝙖𝙣𝙙 𝙘𝙧𝙞𝙩𝙞𝙘𝙖𝙡 𝙞𝙡𝙡𝙣𝙚𝙨𝙨 𝙘𝙤𝙫𝙚𝙧 𝙖𝙧𝙚𝙣’𝙩 𝙣𝙚𝙘𝙚𝙨𝙨𝙖𝙧𝙞𝙡𝙮 𝙩𝙝𝙚 𝙨𝙖𝙢𝙚 𝙩𝙝𝙞𝙣𝙜.

The definitions, conditions covered and circumstances in which a policy pays out can be very different.

It’s not about the free gym membership or the perks. It’s about having the right protection when you actually need it.

🔑 𝐌𝐨𝐯𝐢𝐧𝐠 𝐡𝐨𝐦𝐞 𝐢𝐧 𝐚 𝐜𝐡𝐚𝐧𝐠𝐢𝐧𝐠 𝐦𝐚𝐫𝐤𝐞𝐭

I also spoke with a lady who has changed direction with her house move.

What she said really stood out to me.

She didn’t just want somebody to arrange a mortgage.

She wanted someone who understood the housing market, could help her navigate the process, talk through estate agents and solicitors, and guide her through the decisions ahead.

And that’s what a good mortgage broker should be doing for you.

The market isn’t straightforward at the moment.

Lending criteria are changing, affordability is challenging, house sales are taking longer and people are having to make some big financial decisions.

After more than 24 years working in financial services, I can honestly say that experience, knowledge and good advice matter enormously in a market like this- more than ever.

A mortgage broker shouldn’t just be there to get you a mortgage. They should be there to help you make the right decisions.

Sometimes, the most valuable advice is knowing when to change direction, when to wait or when something simply isn’t right for you.

Wondering if I can help you?

🏡 𝘼𝙣 𝙪𝙥𝙙𝙖𝙩𝙚 𝙤𝙣 𝙨𝙤𝙢𝙚 𝙤𝙛 𝙩𝙝𝙚 𝙘𝙡𝙞𝙚𝙣𝙩𝙨 𝙄’𝙫𝙚 𝙝𝙚𝙡𝙥𝙚𝙙 𝙩𝙝𝙞𝙨 𝙥𝙖𝙨𝙩 𝙬𝙚𝙚𝙠…

No 2 weeks ever look the same….

Sometimes social media makes mortgage advice look like it’s all about finding a rate and submitting an application.

Last week looked like:

🏡 𝐅𝐢𝐫𝐬𝐭-𝐭𝐢𝐦𝐞 𝐛𝐮𝐲𝐞𝐫𝐬 whose plans changed after their original purchase was taking so long.

They’ve now decided to buy a new build & change direction, so it was back to the drawing board and a new mortgage application to get them moving again.

💔 𝐀 𝐜𝐥𝐢𝐞𝐧𝐭 𝐠𝐨𝐢𝐧𝐠 𝐭𝐡𝐫𝐨𝐮𝐠𝐡 𝐚 𝐬𝐞𝐩𝐚𝐫𝐚𝐭𝐢𝐨𝐧, looking at whether they can take the mortgage into their sole name and remove their ex. They can, & I submitted their mortgage application.

❤️ A client who has only had their protection policy for around 9 months and has now been diagnosed with cancer. 𝐈’𝐦 𝐡𝐞𝐥𝐩𝐢𝐧𝐠 𝐭𝐡𝐞𝐦 𝐰𝐢𝐭𝐡 𝐭𝐡𝐞 𝐧𝐞𝐱𝐭 𝐬𝐭𝐞𝐩𝐬 𝐭𝐨 𝐦𝐚𝐤𝐞 𝐚 𝐂𝐫𝐢𝐭𝐢𝐜𝐚𝐥 𝐈𝐥𝐥𝐧𝐞𝐬𝐬 𝐜𝐥𝐚𝐢𝐦.
A real reminder of why I have these conversations with clients, even when nobody likes thinking about the “what ifs”.

For those thinking ‘it’ll never happen to me’, this is a parent of working age with young children like you.

🔑 Clients who have 𝐣𝐮𝐬𝐭 𝐦𝐨𝐯𝐞𝐝 𝐢𝐧𝐭𝐨 𝐭𝐡𝐞𝐢𝐫 𝐧𝐞𝐰 𝐡𝐨𝐦𝐞 and now have their protection in place too. Getting the keys is exciting, but making sure there’s a plan to protect the home and family if life changes is just as important.

💷 A 𝐩𝐫𝐨𝐭𝐞𝐜𝐭𝐢𝐨𝐧 𝐫𝐞𝐯𝐢𝐞𝐰 for a client who already had £1,000 per month of Income Protection. Once we went through the figures properly, we established that £1,000 wouldn’t be enough if they were unable to work long-term. We’ve looked at retaining the valuable cover they already have and potentially strengthening it rather than simply replacing it.

🏠 𝐑𝐞-𝐦𝐨𝐫𝐭𝐠𝐚𝐠𝐞 𝐜𝐥𝐢𝐞𝐧𝐭𝐬 𝐰𝐢𝐭𝐡 𝐝𝐞𝐚𝐥𝐬 𝐜𝐨𝐦𝐢𝐧𝐠 𝐭𝐨 𝐚𝐧 𝐞𝐧𝐝, reviewing their existing lender alongside the wider market and getting plans in place early. I’m having lots of conversations with clients who have a ‘𝐇𝐞𝐥𝐩 𝐭𝐨 𝐁𝐮𝐲’ scheme coming to an end.

Add in lender training, underwriting enquiries, chasing cases and plenty of coffee… and that was pretty much my week 😂☕️

Mortgages and protection are rarely one-size-fits-all. Sometimes my job is finding a new solution, sometimes it’s protecting what you already have, and sometimes it’s simply putting a plan in place for what comes next.

Here’s to another busy week at ML Money.

Laptops open, coffees on the go, several lenders being chased and a LOT of talking!

Mortgage broking isn’t always the perfectly polished photos you see on social media.

Most days it’s conversations with clients, researching cases, solving problems, chasing updates and trying to keep everything moving behind the scenes.

And plenty of coffee! ☕️

Just a little behind the scenes of the people working away on your mortgages and protection. ❤️🏡
