Sam had a catch up with Karen, BDM at Coventry Building Society last week to discuss updates to their criteria.

Coventry BS has flexible self-employed criteria, and can use the latest years net profit and salary when calculating income for limited company directors (as opposed to an average).

We’ve had several cases with Coventry recently where the applicant has had a minor default. Many people think adverse credit = adverse lender with a high interest rate. Coventry are able to consider defaults under £500 within the last 3 years, whilst offering competitive interest rates.

We had a meeting with Rosie, Business development manager at The Mansfield building society, to discuss their versatile criteria and their new credit repair range.

Mansfield building society are a great, alternative lender for the trickier cases we might come across that don’t fit with the high street lenders.

An example of when they’ve helped us in the past is with a complicated Buy-to-let case - Our client contacted us looking to purchase a BTL property that had a rental shortfall, meaning they were unable to borrow the required amount. Their previous broker had simply told them ‘it can’t be done’.

We approached Mansfield BS to discuss their top-slicing criteria (using the clients own income to accommodate for the rental shortfall), and managed to find a suitable discount variable product that meant our client could achieve their goals.
