After 20 years in this job, it’s still incredibly rewarding to know you’ve helped someone secure a new home — especially when they are dealing with difficult life circumstances and personal challenges along the way.

Two recent completions over the last week have felt particularly special.

One client had to change properties THREE times after we had already secured mortgage offer acceptance. The move was driven by the ill health of parents, which understandably made an already stressful process even harder.

At one stage, the client even had to move into a static home and incurred an early redemption charge in the process.

Thankfully, they are now settled into their new home, and I was also able to arrange for that charge to be refunded.

The second case involved a dream home move, but again came with external pressures including parental ill health, plus a difficult and staggered upper chain with conflicting information coming from the agents involved. Despite all of the challenges, they finally received the keys last week.

Moments like these are a reminder that this job is about far more than just arranging a mortgage. We understand the emotional and personal factors involved, which is why we always try to go above and beyond — supporting our clients throughout the entire journey, not just the finance side of things.

Sunday 31st May, marked an important compliance deadline for landlords under the Renters’ Rights Act.

Failure to meet it could expose landlords to significant financial penalties.

All landlords must provide existing tenants with the Government’s new four-page information sheet explaining how the Act impacts their tenancy. This includes key changes around possession rules, notice periods, rent increases, pet ownership rights, and the abolition of fixed terms.

For landlords with verbal tenancy agreements, arrangements must also be formalised in writing by the same date. For new tenancies starting on or after 1st May 2026, written documentation outlining key tenancy terms is also required.

The risks of non-compliance are substantial. Landlords who fail to meet the deadline could face penalties of up to £7,000, rising to £40,000 for those who fail to serve documentation within 28 days or are repeat offenders.

There is also a separate requirement for student landlords. Those intending to use the HMO student possession ground (Ground 4a) must notify tenants by 31st May. Without formal notification by the deadline, any future notice may be deemed invalid. A reduced two-month notice period will apply for 2026 only, provided the correct process is followed.

Even where this applies, all landlords must still issue the information sheet regardless of tenant type.

For smaller landlords, particularly those managing properties alongside full-time employment, these new obligations may not yet be fully understood or actioned. However, they now form a critical part of compliance and record-keeping, including evidence of delivery in case of dispute.

I honestly don’t think I will ever be able to thank Kevin and his team enough for everything they have done for me throughout this process.

Buying a home is stressful enough, but my application came with a lot of additional hurdles and at times I truly felt overwhelmed and worried that it just wasn’t going to happen. From the very beginning, Kevin was unbelievably supportive, patient, reassuring and professional. No matter how many questions or worries I had, he always took the time to explain everything.
