Looking back at 2024 and what a year it has been…. 👀

🎯 Yearly Target has been smashed with over £50million in lending

🏘️ Helped Over 200 clients (old and new), secure new fixed deals and buy new properties.

✈️ Visited 5 different countries (3 New Ones)

🏡 Had an offer accepted on a new property.

❤️ Spent a lot of invaluable time with family

It’s not to say that it hasn’t come with its lows, but these highlights have outweighed them this year.

Five Star Friday ⭐️ ⭐️ ⭐️ ⭐️ ⭐️…. Read the clients story below…..⬇️

This client came to me with a view of purchasing a property under the right to buy scheme…🏡

For those of you don’t know what the right to buy scheme is, it is where you purchase the property you are currently living in which you rent from a local authority.

The council will then give you a discount on the value depending on the amount of years you have lived as public sector tenant which can be used as all or part of your deposit 💰

Typically, you need to live and rent a property for a minimum of 3 - 5 years to get a 35% discount. After this, it can then increase by 1% each year up to a maximum of 70% for every year you have been a public sector tenant.

In some circumstances, you can have a family member go onto the mortgage application even if they are not on the tenancy agreement they just have to have been living with you for minimum of 12 months.

💫 This Review is a perfect example of why I love what I do…. See the story behind the review 👇…

This client came to me as they were looking to move from their current home into their forever home.

They also wanted to keep their current property they were living in, and rent out to generate some additional income, however they didn’t quite have enough funds for the new property without selling (or so they thought) 👀…

Therefore I had advised that we should explore options of a Let To Buy (LTB) - this is where we explore the option of borrowing more money than is owed on the current mortgage, and use the additional money borrowed to use as all/some of the deposit for the new property.

Now, there were a few hurdles to conquer - but in summary - in order to borrow more money on a let to buy, the property needs to pass the rental stress assessment (more information to come on this) and with interest rates the way they are, it was proving difficult to get the loan.

Fast forward a few months and some drops in the interest rates, we have 2 mortgage offers, with 2 high street lenders, and 2 very competitive rates.

This comes from a client who I have dealt with for many years now and have helped with buying multiple properties - must be doing something right 😊

Despite the current market trends with interest rates, they have just completed on their 5th Limited Company Buy to Let! Why…..?

Because they have chose to invest in the North where properties are cheaper and rental yields are higher…
