☕ Coffee With Rod

Welcome to Coffee With Rod — a weekly series where I answer your questions about money, homeownership, mortgages, and the lessons I’ve learned along the way.

This week’s question:
“Should I bother getting pre-approved if I don’t plan on buying a home for 1–2 years?”

My answer: it’s still worth starting the conversation early.

Even if buying is a year or two away, speaking with a mortgage broker can help you understand what your path to homeownership looks like, what you may need to work on, and how to prepare financially before you’re ready to make a move.

The earlier you have a plan, the more time you have to get everything in place.

Alberta’s housing market is shifting, but trends vary by city and property type. Edmonton is seeing more inventory and fewer sales, while Calgary condo buyers have more choice and lower prices, with detached home sales remaining steady.

Here are the key trends shaping Alberta’s housing and mortgage markets—and what they could mean for you.

Finding the dream home is the fun part. Making sure the numbers actually work? That’s where I come in. 😅

Before you fall in love with a listing, let’s figure out what you can comfortably afford and build a mortgage plan that makes sense.

📩 Thinking about buying? Let’s talk before you start scrolling.

The lowest rate isn’t always the best mortgage.

A great mortgage is about more than the number — it’s also about flexibility, prepayment options, penalties, and choosing a product that actually fits your plans.

That’s why good advice matters just as much as a competitive rate.

📲 If you’re comparing mortgage options, let’s make sure you’re looking at the full picture.

The flexibility really is unmatched… I can work all day from absolutely anywhere. 😂💻

Mortgage brokering definitely isn’t a 9–5. Between client calls, lender updates, documents, approvals, and the occasional “quick question” after hours, the workday has a way of following you around.

But when you get to help someone buy a home, refinance, or finally make sense of their options, it’s worth it.

📲 And yes… if you have a mortgage question, there’s a pretty good chance I’m working anyway.

Housing affordability is a real challenge for many Canadians — but that doesn’t mean there are no options.

From down payment strategies to programs that may help qualified buyers, sometimes the first step is simply knowing what’s available.

📲 If you’re unsure whether homeownership is possible for you, let’s look at the numbers and explore your options.

I’m starting to think 24 hours in a day just isn’t enough. 😂📞

A lender calls, a client needs an answer, a rate changes… and somehow the day disappears.

Just another day in mortgage broker life. 🏡

☕ Coffee With Rod

Welcome to Coffee With Rod — a weekly series where I answer your questions about money, homeownership, mortgages, and the lessons I’ve learned along the way.

This week’s question:

“Should I reach out to a realtor or a mortgage broker first, before I start looking at homes?”

My answer: start with a mortgage broker.

Before you begin looking at homes, it helps to know what you can realistically afford, how much down payment you’ll need, and whether there’s anything you should take care of financially first.

Having that information upfront gives you a clearer budget and makes the home search much more focused when you’re ready to work with a realtor.

I may not have every answer on the spot — and I’ll never pretend that I do.

But if I don’t know, I’ll find out.

My job is to make sure you have the information you need to make confident decisions, ask better questions, and understand your options.

Whatever the question, I’ll make sure you get the answers you need.

Affordability is still a major challenge for today’s homebuyers.

But waiting for the “perfect time” isn’t always the best move. The real question is whether buying makes sense for you right now.

📲 If you’re unsure, let’s run the numbers and look at your options.
