One of the biggest misconceptions about possession day? That you’ll get your keys right at noon. While that can happen, it’s not always the case—and that’s completely normal!

Here’s what’s happening behind the scenes on closing day:

🏡 Funds need to be transferred from your lender to your lawyer then from your lawyer’s trust account to the sellers lawyer’s trust account. This is not an immediate transaction, there can be time delays with wire transfers and holds on cheques.
📑 the buyers lawyer is working on ensuring all documents required are in place to secure your ownership and to protect you the buyer
🔁 The seller’s lawyer has to confirm everything is complete on their end to protect their seller
✅ Once ALL of that is done, keys are officially released

Depending on timing, volume at the lawyers office, documentation being in place from both sides and when funds are received, key release can happen later in the afternoon (sometimes even early evening).

What can you do?

✨ Plan for some flexibility with your move
✨ Avoid booking movers too early in the day, preferably the day after possession
✨ Keep communication open with your lawyer/realtor
