🏑 Banks/Lenders also want to see 1.5% of the purchase price saved to cover estimated closing costs (legal fees, etc.). Ex: $500K x 1.5% = $7,500

If you're putting less than 20% down or buying a home that qualifies as "insurable" (ie. >$1M, max 25-yr am) even with 20%+ down, you could qualify for cash back to help offset the closing costs. However, there is a higher rate associated with these offers. It's all about weighing the pros and cons to see what's right for your specific situation.
