The Bank of Canada held its overnight rate at **2.25% today**, which means no immediate change for borrowers with variable rate mortgages or lines of credit tied to Prime.

The bigger story is what comes next. Inflation remains a concern, and the Bank is continuing to watch economic growth, energy prices and trade uncertainty closely.

For mortgage holders, this is a good reminder that the right strategy is not always about waiting for the next Bank of Canada announcement. Your mortgage term, renewal timing, penalties and available rates all matter.

If your mortgage is coming up for renewal or you’re wondering whether your current mortgage still makes sense, I’m always happy to take a look.

When your mortgage term ends, your lender will mail you a renewal offer. Most Canadians sign it and send it back. That is one of the most expensive habits in personal finance.

Here's what that renewal letter won't tell you:

⚠️ You are not obligated to stay with your lender
⚠️ The rate they offer you is almost never their best rate
⚠️ Switching lenders at renewal costs nothing, and can save thousands

What you should do instead:

✅ Contact a mortgage agent (broker) 4–6 months before your renewal date — lenders can hold a rate for you in advance
✅ Compare offers from 50+ lenders, not just one
✅ Use renewal time to reassess your term, payment frequency, and whether refinancing makes sense
✅ Ask whether your current mortgage structure still fits your life and goals

Renewal isn't just paperwork. It's a financial opportunity, and it only comes around every few years. Don't let it pass without making it work for you.

📩 When does your mortgage renew? Let's start the conversation now.

Credit card debt at 19–22% interest. A car loan at 7–9%. A line of credit you've been carrying for years.

Now look at your mortgage rate.

If you've been in your home for a few years and have built up equity, a **mortgage refinance** could allow you to consolidate that high-interest debt into a single, significantly lower rate, freeing up cash flow and cutting what you pay in interest every month.

Here's how it works:

✅ You refinance your mortgage for more than you currently owe
✅ The difference is paid out to you in cash
✅ You use it to pay off high-interest debt
✅ You're left with one payment, at a mortgage rate, not a credit card rate

It's not the right move for everyone, and there are costs involved, including potential penalties for breaking your current term early. But for many homeowners, the math works strongly in their favour.

📩 Let's look at your equity position and find out if refinancing makes sense for you.

Being your own boss is one of the best financial decisions you can make. Getting a mortgage while self-employed? That part requires a different strategy.

Traditional lenders qualify borrowers based on T4 income, a straightforward number that doesn't reflect how most self-employed people actually earn. If you write off business expenses (and you should), your declared income on paper is often lower than what you actually bring home. Lenders see that lower number and approve you for less, or decline you entirely.

Here's what your options actually look like:

✅ Stated income programs — some lenders will consider your gross business revenue rather than net declared income, with strong credit and equity
✅ Bank statement programs — some alternative lenders assess your actual cash flow using 12–24 months of business banking
✅ Alternative and private lenders — offer more flexibility for non-traditional income, typically at slightly higher rates with a path back to prime lending
✅ Strong down payment — a larger down payment can offset income documentation challenges with certain lenders

The key is knowing which lender and which program fits your specific income structure. That's not something a bank will shop for you.

📩 Self-employed and ready to buy, renew, or refinance? Let's find the right fit.

Buying a home is what most people think of when they hear "mortgage broker." But our expertise doesn't stop at the front door of a residential property.

Whether you're an entrepreneur, a business owner, or a real estate investor with commercial ambitions, we provide financing solutions for:

✅ Commercial property purchases retail, office, industrial, mixed-use
✅ Refinancing existing commercial assets to improve cash flow or access equity
✅ Business expansion financing tied to real estate
✅ Multi-unit residential (5+ units) and apartment buildings
✅ Construction and development financing

Commercial financing is more complex than residential: deal structures, lender requirements, and qualifying criteria all differ. That complexity is exactly why having an experienced broker in your corner makes a measurable difference.

Every scenario is unique. We approach each one that way.

When Traditional Lending Isn’t the Right Fit, Alternative Lending Might Be 🏡💡

Not every borrower meets the strict guidelines of traditional lenders. That's where alternative lending comes in - offering flexible solutions for those who need a different approach to financing.

We are seeing more homeowners and business owners turn to alternative lenders due to:

✅ Higher TDS (Total Debt Service) Ratios. If your debt levels exceed prime lender limits, alternative lending can provide solutions that better match your financial situation.

✅ Self-Employed or Small Business Income. Many business owners claim lower taxable income, making it harder to qualify with banks. Alternative lenders allow for a more flexible income review based on bank statements, business financials, and other supporting documents.

✅ Financing for Unique Situations. Whether you are purchasing, refinancing, or need access to equity, alternative lenders provide options that go beyond the traditional lending box.

If you have been turned down by a bank/prime lender, it doesn't mean your mortgage goals are out of reach. Let’s explore your options and find a solution that works for you!

This myth is keeping more Canadians out of the market than rising rates ever have. Let's fix that.

❌ Myth: You need 20% down to buy a home.
✅ Reality: In Canada, you can buy with as little as 5% down.

Here's how the minimum down payment actually breaks down:

- Homes up to $500,000 → minimum 5% down
- Homes $500K–$999,999 → 5% on the first $500K + 10% on the remainder
- Homes $1M–$1.5M → minimum 10% down (expanded under recent federal mortgage reforms)
- Homes over $1.5M → minimum 20% down

If your down payment is under 20%, you'll need mortgage default insurance, but that doesn't mean you're paying more forever. It means you get into the market sooner, start building equity sooner, and stop paying someone else's mortgage.

Many Canadians are sitting on the sidelines saving for 20% when they could already be homeowners.

📩 Let's look at your actual numbers, you might be closer than you think.
