A larger down payment can help reduce your mortgage amount and monthly payments - but you don’t always need 20% to get started.

Here’s a quick breakdown of the minimum down payment requirements in Alberta:

🔹 Homes under $500,000 
Minimum down payment = 5%

🔹 Homes between $500,000–$999,999 
5% on the first $500K + 10% on the remaining amount

Ever wonder why fixed mortgage rates change so often? 🏡

A big factor is something called the 5-year Government of Canada bond yield - one of the main tools lenders use to help set 5-year fixed mortgage rates (the most common mortgage term in Canada).

Here’s the simple version:

📈 When bond yields go up, fixed mortgage rates usually go up too.

📉 When bond yields go down, fixed mortgage rates often come down as well.

There’s also an opposite relationship between bond prices and mortgage rates:

When bond prices rise, yields tend to fall - which can help bring mortgage rates down too.

Lenders also add a small margin (typically 1%–2%) when setting their mortgage rates.

One important thing to know:

Variable mortgage rates work differently. They’re mainly affected by the Bank of Canada’s prime rate and economic policy decisions - not bond yields.
