Is migration the main reason Australian housing is so expensive? 🏠

It’s one of the Big 3, but definitely not the only one:
① Demand: how many people want to buy
② Supply: how many homes we’re allowed to build
③ Borrowing capacity: how much the banks will lend

Max’s take: if regulations let us build more homes, we wouldn’t have this problem.

Which of the Big 3 do you think matters most? 👇

Would cutting migration make houses more affordable? 🏠

More people does mean more demand. But demand isn’t just about how many people there are. It’s about what they can afford to pay. With interest rates rising, borrowing capacity is shrinking, and that’s holding prices back too.

And Max’s prediction: no major party is going to cut migration significantly. Watch to find out why.

What do you think drives Sydney prices most: population, interest rates or supply? 👇

A simple 50/50 approach, putting half your income towards your mortgage or financial goals and the other half towards living expenses can help you become more intentional with your money.

The goal isn't just to build wealth. It's to create a life you can enjoy today while preparing for the future. 🏡

Could the CGT and negative gearing changes push property prices down? 📉

Prices were already falling after 75 basis points of rate rises earlier this year. Then came the tax announcement, and now another rate rise. Max thinks Sydney houses could take the biggest hit, while units may be the safer bet.

Should you buy an investment property now, or wait until the new tax rules are clearer? 🤔

Max’s answer: it’s always a good time to buy. The real question is where.

Some markets are still very affordable, and the tax-change talk has held back growth that’s due to come. Others are overcooked and coming off the boil, and there it’s worth waiting for the dust to settle.

Buying your next home before you’ve sold the one you’re in? 🏡

It’s more common than you’d think, and there are usually 3 ways to solve it:
① Structure the loan so you keep your current home as an investment, or rent it out, if your serviceability allows
② Line up the contracts, with a 12-week settlement on the new place and a 6-week sale on yours
③ Use a bridging loan to cover both, as long as you can afford the end debt

Which option would suit you? Tell us below 👇

Found your dream home, but yours hasn’t sold yet? 🏡

It’s a super common problem, and a solvable one. If it’s the right price and you can afford the end debt, get it under contract, ideally on a 12-week settlement, so you have time to sell and settle both at the same time.

Tighter timeline? Bridging finance can cover the gap, as long as you have enough equity across both properties.

Upgrading in Sydney: buy first or sell first?

For 15 years, Max’s advice has been to buy first. You can buy on a longer settlement, sell within about six weeks, or use a bridging loan, so you’re never left watching prices run away from you.

But with Sydney prices falling right now, selling first could be worth considering, as long as you’re confident you can buy quickly before the market turns.

Are you upgrading soon? Which would you do? 👇

Got kids or grandkids trying to buy their first home? This one’s worth a share.

Max explains whether the new tax changes will actually help young Australians into the market, why prices in Sydney may still have further to fall, and why rising interest rates are the catch.
