A Full-Circle Settlement 🏡✨

Some of the best stories don't follow the script — and this one is a perfect example.

This journey began over 8 months ago, when my clients started their search in Bondi. Like so many buyers right now, they did it the hard way: inspection after inspection, auction after auction.

Then came the twist. Their old landlord from a property they used to rent in Tamarama reached out — they'd renovated the place and, before even engaging a real estate agent, asked if my clients would be interested in buying it themselves. They said yes, agreed on a price, and just like that, a place they once rented became the place they now call home. 🏠💕

Because there was no agent involved, the lending process looked a little different to a typical purchase — but with the right person in your corner, "different" doesn't mean "difficult." We worked through it together, and settlement is now done. 🎉

📉 Rates on hold — RBA holds the cash rate at 4.35%

After three increases this year, the Reserve Bank has decided to pause — leaving the official cash rate steady at 4.35%. For a lot of borrowers, that's a welcome breather.
But here's the thing I always remind my clients: the RBA holding doesn't mean your lender is standing still. Banks set their own rates, and the gap between what's advertised to new customers and what existing borrowers are actually paying can be hundreds of dollars a month. A "hold" is the perfect moment to check you're not quietly paying more than you need to.
