Negative gearing changes have many property investors asking the same question.
"Should I just buy my next property through my SMSF instead?"
Maybe.
Maybe not.
One thing many people don't realise is that negative gearing is still available within a Self Managed Super Fund.
But that doesn't automatically make it the right move.
In fact, one of the biggest mistakes I see is people trying to force an SMSF strategy to work because they've heard a few tax benefits and think it's the obvious next step.
Property inside super is a completely different game.
More rules.
More compliance.
Less flexibility.
And often much bigger consequences if you get it wrong.
Just because you can buy a property through an SMSF doesn't mean you should.
Before anyone even starts looking at properties, I believe they need three green lights:
→ A financial adviser who understands SMSFs
→ An accountant who specialises in SMSFs
→ A broker who understands SMSF lending
Notice I didn't say "your accountant."
I said an accountant who specialises in SMSFs.
It's a bit like needing heart surgery.
You wouldn't ask your GP to perform the operation.
They're both doctors.
But one specialises in that area.
SMSFs are exactly the same.
The right team matters.
A lot.
Once those three professionals are aligned, then it's time to start looking at opportunities.
And even then, I believe having the right buyer's agent can make a huge difference.
Someone who works alongside the team.
Someone focused on your long term outcomes.
Someone who isn't simply trying to sell the next project.
Because SMSF property investing isn't about accumulating properties.
It's about building a retirement strategy.
The best SMSF property purchases I've seen weren't rushed.
They were planned carefully.
The clients understood the short term benefits.
They understood the risks.
And they understood how the strategy fitted into their long term goals.
That's what good advice looks like.
