Negative gearing changes have many property investors asking the same question.

"Should I just buy my next property through my SMSF instead?"

Maybe.

Maybe not.

One thing many people don't realise is that negative gearing is still available within a Self Managed Super Fund.

But that doesn't automatically make it the right move.

In fact, one of the biggest mistakes I see is people trying to force an SMSF strategy to work because they've heard a few tax benefits and think it's the obvious next step.

Property inside super is a completely different game.

More rules.

More compliance.

Less flexibility.

And often much bigger consequences if you get it wrong.

Just because you can buy a property through an SMSF doesn't mean you should.

Before anyone even starts looking at properties, I believe they need three green lights:

→ A financial adviser who understands SMSFs

→ An accountant who specialises in SMSFs

→ A broker who understands SMSF lending

Notice I didn't say "your accountant."

I said an accountant who specialises in SMSFs.

It's a bit like needing heart surgery.

You wouldn't ask your GP to perform the operation.

They're both doctors.

But one specialises in that area.

SMSFs are exactly the same.

The right team matters.

A lot.

Once those three professionals are aligned, then it's time to start looking at opportunities.

And even then, I believe having the right buyer's agent can make a huge difference.

Someone who works alongside the team.

Someone focused on your long term outcomes.

Someone who isn't simply trying to sell the next project.

Because SMSF property investing isn't about accumulating properties.

It's about building a retirement strategy.

The best SMSF property purchases I've seen weren't rushed.

They were planned carefully.

The clients understood the short term benefits.

They understood the risks.

And they understood how the strategy fitted into their long term goals.

That's what good advice looks like.

Sometimes the best financial decision is to stop making decisions for a while.

I had a conversation recently with a client who was trying to juggle:

→ Selling their home
→ Buying interstate
→ Changing jobs
→ Refinancing investment properties
→ Managing family commitments
→ And navigating the uncertainty created by the recent Federal Budget changes

Every week there was a new spreadsheet.

A new scenario.

A new "what if".

At first glance it looked like a finance problem.

It wasn't.

It was a pressure problem.

The reality is that when too many moving parts collide at once, even smart people can find themselves overwhelmed.

Eventually they decided to hit pause.

Not forever.

Just long enough to breathe.

To take a holiday.

To stop checking property listings every hour.

To stop feeling like every decision had to be made immediately.

Interestingly, once the pressure came off, the path forward became much clearer.

One of the most overlooked parts of financial planning is timing.

Just because you can do something today doesn't mean you should.

Sometimes the best move is:

→ Gather more information
→ Let the dust settle
→ Focus on what you can control
→ Then make your next decision from a position of clarity, not stress

I've found that the clients who make the best long term decisions are rarely the ones moving the fastest.

They're the ones who understand that wealth building is a marathon, not a series of emergency sprints.

Not every SMSF property strategy should proceed.

And that’s okay.

Last week I worked on a live scenario with:
→ a client
→ an accountant
→ a financial adviser
→ a buyer’s agent
→ and our broking team

On paper, the idea sounded reasonable:
Use super to purchase an investment property through an SMSF.

But once the full team unpacked the situation, the bigger picture became more important than the transaction itself.

The client wanted:
→ limited funds rolled into the SMSF
→ no additional personal contributions
→ existing super contributions to remain outside the SMSF
→ the property to be completely self sufficient from day one
→ low risk
→ and strong long term growth potential

Individually, those goals are understandable.

Combined together?

They created very tight servicing, cash flow and asset selection constraints.

The financial adviser raised concerns around:
→ long term retirement outcomes
→ ongoing fund sustainability
→ whether the property would genuinely outperform alternative investments
→ and the margin for error over the next 15+ years

The buyer’s agent weighed in on the realities of sourcing quality assets within the target budget.

The accountant looked at the broader financial position and future flexibility.

And from a lending perspective, the structure itself became increasingly difficult to justify without compromising the client’s overall position.

So instead of forcing a deal through…

The recommendation was to pause.

No rushed purchase.
No “let’s just make it work.”
No pressure.

Just honest conversations and proper collaboration.

That’s how SMSF strategy should work.

Sometimes the best advice is:
→ not yet
→ wait
→ reassess later
→ strengthen the position first

A good broker shouldn’t just help you buy property.

They should help you understand whether buying property is actually the right move in the first place.

Because long term retirement outcomes matter more than short term transactions.

The property game just changed again.

And this time, it’s bigger than rates.

Following the latest Federal Budget:

→ Negative gearing changes
→ Capital gains tax changes
→ Increased pressure on property investors
→ Higher focus on cash flow and long term holding costs

One thing is becoming very clear:

Buying property without a proper strategy is getting riskier.

This is exactly why we’ve always focused heavily on cash flow planning at FutureSett.

Not just:
“Can we get the loan approved?”

But:

→ What does the full picture actually look like?
→ What happens if rates rise again?
→ How sustainable is the portfolio long term?
→ Where is money really going each month?
→ Are annual and irregular costs actually being factored in?
→ Is the accountant, broker and financial adviser aligned?

Most people underestimate how important this is.

And most people don’t truly know their underlying spending position.

That’s why we built our own internal cash flow analysis system.

We analyse spending literally down to the dollar.
