Fixed, variable or split?

It's one of the first choices you'll make on a home loan, so here's what each term means:

• Variable: your interest rate can move up or down over the life of the loan.
• Fixed: your rate is locked in for a set period, after which the loan usually moves to a variable rate.
• Split: part of the loan is fixed and part is variable.

Features can also differ between them, so it's worth checking the detail before you choose. There's no single right answer. The right mix depends on your plans and how you like to manage money.

So, what is pre-approval, really?

If you're starting to look at property, you'll hear the term a lot. Pre-approval (sometimes called conditional approval) is a lender's indication of how much it may be willing to lend you, based on the information you've provided.

It isn't final approval. Once you've found a property, the lender still needs to assess it and check whether anything in your situation has changed. Pre-approvals also expire, and how long they last varies, so it's worth timing yours with your search.

An offset account is a transaction or savings account linked to your home loan. The balance in it is netted against your loan balance when interest is calculated.
