Remember that Treasury said rents would only go up by $2 a week? Well, they are accelerating at their fastest pace in 2.5 years, and it's about to get worse. Sydney rents up 7.1% year-on-year. Melbourne 6.3%. Brisbane 8.7%. And SQM Research is predicting we could hit 10% growth over the next year.

The federal budget changes to negative gearing and capital gains tax for existing properties mean fewer investors are buying. Less rental supply means more competition. More competition means higher rents. Investors who are feeling the squeeze will push rents higher to cover their costs. We're already seeing it with land tax and rate rises. This will be no different.

The people getting hurt are renters and first home buyers who can't save a deposit because their rent keeps climbing. The underlying problem hasn't changed. We don't have enough housing. Building approvals aren't keeping up with population growth. And policy changes that reduce investor activity in existing stock make the supply problem worse, not better.

If you're renting and thinking about buying, this is another reason to have that conversation sooner rather than later.

What happens when the government makes residential property investment less attractive overnight?

People start looking elsewhere.

The budget killed negative gearing for established residential properties and changed the CGT rules from July 2027. But commercial property? Still allows negative gearing. Industrial assets, warehouses, retail buildings, self storage. All exempt from the residential changes.

So now we're getting calls from investors who were planning their next residential purchase asking about commercial instead. Long leases, fixed rental increases, better cash flow. Suddenly it's looking a lot more appealing.

The classic Aussie strategy has always been buy residential, build equity, sell, then move into commercial later for passive income. That pathway still exists, but the first part just got harder from a tax perspective. New builds are still exempt, which helps. But if you're looking at existing stock, the equation has changed.

Does this mean residential property is finished? No. It means your strategy needs to match what you're actually trying to achieve. Building wealth long term? Generating income now? Minimising tax? The answer to that question matters more than ever.

The rules shifted. Your strategy might need to as well.
