✅ We compare your options across our lender panel, not just the big four.

✅ We handle the paperwork so you're not chasing it yourself - statements, payslips, the lot.

✅ We negotiate directly with lenders on rate and structure.

✅ We check the fine print for things that don't show up in the headline rate including redraw fees, offset accounts, break costs & extra repayment caps.

✅ We stay in your corner after settlement too, checking your rate against the market so you're not quietly overpaying a year in.

✅ We work for you. Not the bank.

That feeling when your home loan pre approval comes through is pretty special. It's like getting the green light to officially start your home-buying journey.

Here are some of the benefits of getting pre approval:

✅ You know your budget. This is huge. Pre approval helps you understand exactly how much you can realistically borrow, so you can shop for homes with confidence and focus on properties within your reach.

🤝 You're taken seriously by sellers. When you've got pre approval, sellers and real estate agents know you're a serious buyer. This can give you an edge, especially in a competitive market.

⚡ It speeds up the process. Once you find 'the one', having pre approval in hand can make the final loan application much smoother and quicker, getting you closer to your new home sooner.

Ever heard of Loan to Value Ratio, or LVR? It's a key term when you're looking at a home loan, and understanding it can really empower your property journey.

Simply put, your LVR is the amount you borrow compared to the value of the property. For example, if your home is valued at $500,000 and you borrow $400,000, your LVR is 80%.

So, what does this mean for you?

💰 Your deposit matters. A lower LVR generally means you have a larger deposit, and this can sometimes lead to more competitive loan offers.

🛡️ Lenders mortgage insurance. If your LVR is higher, usually above 80%, you might need to pay Lenders Mortgage Insurance (LMI). This protects the lender, but it's an extra cost for you to consider.

📏 Borrowing capacity. Your LVR also plays a part in how much a lender might be willing to lend you.

Understanding your LVR helps you make informed decisions about your deposit and what kind of loan might be suitable for you

Big news for Buy Now Pay Later (BNPL) users. BNPL services are now regulated, meaning providers must hold a credit licence and assess your ability to repay, just like banks.
This reform was introduced to address concerns about financial hardship and consumer harm in the BNPL sector. This means your BNPL activity can now affect your credit score. Missed payments could negatively impact it, while on time payments might help. These accounts could become as visible to lenders as your credit cards.
It's crucial to pay on time and limit the number of accounts you open. Read more about these important changes on our website.

A bridging loan can be a great tool if you're looking to buy a new home before selling your current one. But, it's also a good idea to consider your financial situation and comfort level with risk to see if it's the right fit for you.

Here are some things to think about:

🏠 Temporary living options: Do you have somewhere you could stay, or storage options, if you sold your current home first? This could reduce the rush to find a new property.

📈 Comfort with higher repayments: During the bridging period, you will be looking after a larger loan amount for a temporary time.

⏱️ Realistic sale expectation: Your broker can help you assess how quickly your current home might sell in today's market.

💰 Financial buffer: It's always wise to have some savings to cover unexpected costs or if the bridging period takes longer than you anticipate.

A bridging loan can offer peace of mind, allowing you to secure your new home without rushing the sale of your current one. It can also give you breathing room to make sure you get a good price for your existing property. They may not be right for everyone, so speak to your broker to find out more.

Being a guarantor can be a wonderful way to help a loved one get into their first home, but it's important to understand how it might affect your own financial situation. When you act as a guarantor, that commitment can influence your own borrowing capacity for future loans. Lenders will consider your responsibility for the guaranteed loan when assessing what you can borrow for yourself. It's a really important factor to consider for both parties involved. If you're thinking about being a guarantor, or want to understand what it means for your own future borrowing, it's always a good idea to talk through the details.
