Many home buyers believe that getting a 30 year mortgage is the best, but are potentially missing out on other mortgage products. When meeting with your lender, review all options.

When a buyer decides to purchase a home from a seller, both parties enter into a contract.

In most cases, earnest money is delivered when the sales contract is signed, but it can also be attached to the offer.

Once deposited, the funds are typically held in an escrow account until closing, at which time the deposit is applied to the buyer's down payment and closing costs.

Here are some key takeaways:

- Earnest money deposits can be anywhere from 1–10% of the sales price, depending mostly on market interest.

The high price of closing costs can be a barrier to buying for some people. If that's the case, consider asking the seller to help pay some of the closing costs. This is called asking for "seller concessions." Your Realtor can help you write an offer asking for seller concessions.

Generally, a seller raises the price of the home by the amount of the closing costs that they'll be paying.

However, you need to stay under mortgage-specific seller-concession limits!
